All building area must be included in the analysis. _ This would be consistent with the trip generation study for CarMax, prepared by a different Kimley-Horn office, presently being reviewed by the Traffic Division In you letter, you requested that I review the information for conformance to the County's Traffic Performance Standards The latest master plan amendment allows a variety of uses on many of the parcel on the east side of Quantum Park. One must make assumption as to which uses will be built, in order to analyze the traffic impacts These assumptions mayor may not be accurate Given this that this flexibility has been added to the development order, I do not believe it will be possible to determine compliance with Traffic Performance Standards until the actual uses are determined, as Quantum Park approaches build-out. The specific location of the lots are shown on the attached section of the Quantum Park Master Plan, Amendment Number 6 lot #77, 78, 79, and 80 will be combined and will be developed as CARMAX, with 47,429 square feet of car dealership space. The site will generate 130 PM peak hour trips on Park Ridge Road The site will also include a separate 5643 square foot car wash This car wash will only be used for the maintenance of sales vehicles and will therefore generate no additional trips.
