Re Request for Platting Exemption - Flowers Distribution
Center, Quantum Park
Dear Bill
Pursuant to our meeting yesterday in Boynton Beach, this
letter will serve as the formal request on behalf of Quantum
Associates, as owner, as well as First Eagle Developments, Inc. as
purchaser/developer, for a waiver of the replatting requirement
associated with the proposed sale by Quantum Associates to First
Eagle Developments, Inc of the land proposed for the Flowers
Bakery Distribution Center The legal description of the subject
property (being a portion of Lots 46A, 47A and 47B) is attached
hereto as Exhibit "A"
This waiver is requested under the provisions of Chapter 5,
Article II, Section l(B) of the City Land Development Regulations
We believe the waiver is appropriate, in this instance, for the
following reasons
1 The development site is already platted and is of
sufficient size and dimensions to qualify for a legal
building site in the PID zoning distr~ct
2 No additional road right-of-way or other infrastructure
or easements need to be dedicated as part of the
development of this site
3 Existing improvements are available in the right-of-way
of Park Ridge Boulevard to serve the site, and waiver of
the requirements for replatting would not conflict with
the purpose and intent of Chapter 5 of the LOR
