ThIS office has addressed as many of the first comments from the T echmcal ReVIew CommIttee as possible. Some Items must be further dIscussed and other Items are currently m the process of bemg hastily resolved. The responses to each department's comments are as follows. Public Works Dumpster enclosure detaIl has been revIsed to show gateposts and gates located to prOVIde a 10 clear passage when the gates are fully opened. Utilities The landscape plan has been revIsed to comply WIth the utilIty easement reqUIrements. ThIS project IS exempt from Health Department permIt reqUIrements smce the 13 L.F water mam extenSIOn IS less than the 50 L.F mImmum. FIre flow calculatIOns have been shown on the plans. The capaCIty reservatIOn fee has been submItted. A note has been added to the plan statmg that all landscape IrngatIOn will be supplIed wIth water from an on SIte well, not CIty potable water A reduced pressure zone backflow preventer IS speCIfied Just past the water meter on the 1" bUIlding water servIce A fire spnnkler line IS not gomg to be mstalled on thIS proJect. Section 4 I I (5)(a) of the FlorIda AccessibIhty Code states that due to the umque characterIstIcs of the terrain, a General ExceptIOn Will be allowed. The stop bar m the south parkmg lot has been angled per your request; however, a post-mounted stop SIgn has not been added at this locatIOn. A waIver of thIS reqUIrement IS requested due to the architectural features of the bUIldmg entrance. A stop SIgn placed wIthm the decoratIve paver entrance wIll adversely effect the aestluetIcs of the buildmg. In addItIOn, thIS SIgn may cause safety Issues WIth respect to pedestrian traffic enterIng and leavmg the bUIldmg. Therefore, the plans currently show large pamted "stop" words dIrectly behmd the stop bar m heu of the stop SIgn. The "Tow Away Zone SIgn and pavement strIppmg has been added to the no parkmg zone. A pedestrIan path bordered by 6" wIde thermoplastIC strIpes has been added through the drIveway The landscape plans have shown relocated trees away from the hght poles. The "RIder to SIte Plan ApphcatIOn" was orIgmally submItted and IS attached to the back of the SIte plan apphcatIOn. One of the engmeerIng comments reqUIred a 25' wIde landscaped area around the entIre property As per Michael W Rumpf, thIS IS not required for thIS project because It falls wIthm the mterIor space of the P .LD ThIS reqUIrement apphes only to the perImeter of the P .LD Itself. The addItIOnal dramage flumes, drIve aIsle dImenSIOn, and typIcal pavement reVlSlons were also added to the plans as requested. Building Division ThIS proposed buildmg wIll have no bUIldmg sIgnage on any of ItS elevatIOns. A SIte SIgn wIll be prOVIded at the front of the property as shown on the SIte plan WIth dImenSIOns. SIte plan sheet C-l shows a detaIl oftlus free standing project SIgn. ThIS detaIl IS m conformance WIth Quantum Park Standards and the CIty of Boynton Beach. The sIdewalk/handIcap ramp detaIl has been reVIsed based on your comments on both the archItectural floor plan and on CIvIl sheet C-l HandraIls are not reqUIred at thIS ramp because Its length does not exceed 6 feet. ThIS general permIt no 50-01503-S Issued December 11 1986 states that the mImmum bui1dmg floor elevation must be 22.0 feet N G V.D ThIS proposed bUIldmg has a floor elevatIOn of 30 5, well above the reqUIrements. F oresterlEnvironmentalist The flora and fauna survey has been completed by Dr Don RIchardson. The results of thIS survey are favorable, no gopher tortOIses and/or scrub jay buds. Planning and Zoning A letter of authonzation from the owner to agent has been mcluded WIth thIS submIttal. The project wIll be completed m one phase. Due to the office use of thIS bUIldmg, dehvenes from oversIzed vehIcles wIll not be made to thIS SIte A traffic study/report IS currently bemg prepared by Pmder Troutman Consultmg, Inc ThIS report WIll be sent to Palm Beach County Traffic Engmeenng by December 3 1 The dnveway/entrance at the property hne has been reduced to 32 feet. The Landscape Plan has been reVIsed addressmg all landscape-related comments. Plans have been submItted to the Quantum Park archItectural reVIew board.
