DESCRIPTION Jeff Lis of the Catalfumo Companies, agent for P J M
and Associates, property owners of a proposed development in the
Quantum Park planned industrial development (PID) to be located at
4925 Park Ridge Boulevard (southwest of Park Ridge Boulevard and
Beta Drive) is requesting site plan approval for 1 48 acres within
Quantum Park The proposed development site is a 24,158 square
foot, one-story, manufacturing and research and development
facility
RECOMMENDATION The Planning and Development Board, with a 7-0
vote, recommended approval of this request subject to staff
comments (Police Department Memorandum No 95-0160, Engineering
Division Memorandum No 95-199 and 317, BUilding Division
Memorandum No 95-311, Forester/Environmentalist Memorandum No 95-
385-Revised and Planning and Zoning Department Memorandum No 95-
472) At the meeting, the applicant indicated an objection to the
road widening comment raided by the Police Department The Police
Department has agreed to rescind their comment based on their
actual measurement of a tractor-trailer and the knowledge that the
road is a private right-of-way If swale damage by trucks occurs,
the Quantum Park Property Owners' Association, not the City, would
be responsible for repair

drainage plan complies with all City codes & standards

B Parking lot section must conform to City code Chap 6,

C Photometrics must be approved for both pedestrian and
parking lot lighting before building permit can be

that they did not institute the changes in the actual drawings Their
written response shows their willingness to comply, but the plan
documents should reflect subject changes
The four items in the applicant's memorandum to you, responding to
previous Building Division comments, are not shown on the plans

the type, size, spacing and color of the material
required to screen the equipment
6 Place a typical dimension on the plan that represent the
forty (40) foot on center spacing for the required trees
along the right-of-way
7 Correct the discrepancy between the spacing of the
required hedge landscape material identified in the
landscape notes found on the landscape plan and the
spacing identified on the plant list found and the
landscape detail plan Note The maximum spacing of the
hedge material required to form the continuous barrier
to screen the vehicle use area is two feet on center
8 To avoid a contlict betwe~n ~he location of landscape
material and the site lighting poles, pedestrian
lighting, fire hydrants, drainage structures and other
site appurtenances, show and label these improvements on
the landscape plan, where applicable Also specify the
overall height of the proposed site lighting poles
9 Additional fees will be charged for the first review of
