The following comments pertain to the landscape sheet
for the above:
1. The trees planted along the NW 22nd Avenue R.O W
should be consistent with the overall NW 22nd
Avenue street tree planting plan
2. A 18-24" height hedge should be planted along the
parcel noted as "undeveloped area"
3 The parcel noted as "undeveloped area" should not
be cleared until the applicant has decided to
build on it If cleared,it must be seeded and
mulched with a grass variety indigenous to the
site
4 The type of sod used should be shown on the
developed site
5 On land parcels which abutt the lakeshore, the
applicant should consider visually screening the
property by any of the following
a Where hardwood swamp area species are shown
on the Master Plan to be planted, the
applicant be allowed to increase the
plantings up to the improved portion of the
site.
b. Where hardwood swamp area species are
not shown on the Master Plan to be
planted, the applicant plant a hedge or
other type of plant material from the
hardwood swamp species list This would
be to provide a visual screening from
sites across the lake
c. Each site should be reviewed to show
that adequate visual screening exists or
will be provided by the applicant
6. Grass areas shall be planted in species normally
grown as permanent lawns in Boynton Beach. Grass
areas may be sodded, plugged, sprigged or seeded
except that solid sod or other acceptable erosion
control measures shall be used in swales or other
areas subject to erosion ...(Environmental

With respect to the above-referenced request for site plan
approval, please be advised of the Planning Department's
comments
1 It should be noted that the parking requirement
for this use is one (1) parking space for
every three hundred (300) square feet of gross
floor area, not the one and one-half (1 1/2)
parking spaces for each two (2) employees on a
maximum shift as noted on the site plan.
Therefore, this use would require only 82 spaces,
not the 106 spaces noted on site plan
2 A perimeter buffer of two and one-half (2 1/2) feet,
landscaped in accordance with the Landscape Code,
must be provided between the driveway and the
abutting property, lot 20, to the east.
3. If development of the driveway entrance and parking
area on lot 20, as shown on the site plan, is not
constructed, then the layout and design of the
parking lot in the vicinity of the eastern property
boundary must be modified to meet the requirements
of the Parking Lot Regulations
4 A copy of the cross access agreement must be furnished
to the Planning Department prior to permitting, if the
driveway entrance and parking area on lot 20 is
constructed as shown on the site plan

1 The water main must be of ductile iron pipe
2 Add gate valves at the fire hydrants and elsewhere as
required
3 Relocate water service away from trees
4 Resolve conflicts between hydrant line and light pole on west
side of property, and between sanitary service and light pole
on east side
5
Irrigation is not to be provided with city water
irrigation meter
Delete the
6 Specify meter size, and type "K" copper water service between
main and meter
7 Provide details on the sanitary sewer service line, which will
be inspected by personnel from this department

As a condition of site plan approval, the following comments should
be incorporated into the related documents by the applicant
1 The site plan must indicate that the building is accessible
to the handicapped Show all handicapped ramps and elevations
for sidewalks from the parking area to the building
2 The dumpster enclosure is proposed to be located in a utility
easement Approval from all applicable agencies must be secured
prior to permitting this structure
3 All parking areas and vehicular access aisles must be buffered
in accordance with the Boynton Beach Landscape Code
4 On the site plan, state the proposed type of construction of the
building in conformance with Section 601 of the Standard
Building Code, 1985 Edition
5 Individual site plans for each lot must indicate the location
of all perimeter plantings and these plantings must be installed
prior to the issuance of certificates of occupancy
The applicant's prompt compliance with the preceding comments will insure
a timely permitting process
