Dear Mr SmIth.
In response to your request dated October I, 2003 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following
. Construction of 1,733 square foot addition to the Car Wash
building for paint prep and paint booth (as depicted on the
attached drawing)
Please be informed that the proposed changes on the revised plan
date stamped 10/01/03 are "minor" as defined within the Land
Development Regulations, Chapter 4- Site plan Review This project
may continue to be processed by the Building Division as a permit
application, subject to the following conditions
1 Restoration of site landscape to match the site plan previously
approved This work shall be coordinated with the City Forester to
take into consideration the growth habit of the missing species in
order to determine the size and specification of replacement
material
2. Adequate screening of the proposed new operation and outdoor
storage of vehicles in the staging area for the new operation to a
height of not less than five (5) feet along the fence line This
buffer shall extend from directly west of the existing building to
the north entry drive
3 Maintenance of the cocoplum hedge along the fence line in a natural
state as opposed to box cut, to help with the screening of the new
operation

Carmax U S.A., for a mmor sIte modIficatIOn to the eXlstmg Carmax store, located on
HIgh RIdge Road. SpecIfically, we are requestmg a mmor modIficatIOn to the approved
sIte plan m order to construct aI, 733sf addItion to the eXlstmg "Car Wash" buildmg.
The addItion, proposed modIficatIOns to the mtenor of the eXlstmg bmldmg, WIll allow
the Carmax to add a vehIcle "pamt prep" and "pamt booth" servIce to theIr operatIOn.
The proposed constructIOn WIll consIst of a 50' x 34' -8" CBS structure on the North SIde
of the "Car Wash" bmldmg. The Proposed AddItion WIll be attached to the eXlstmg
bmldmg and encompass 15 parkmg spaces wlthm the stagmg area as shown on attached
Sheet C 1
The Development Summary table on Sheet Cl has been modIfied to reflect the 1,733sf
addItion and the affects on the ImpervIOUS area calculatIOn. ApproxImately 15 If ofPVC
roof dram WIll be mstalled and connected to the eXlstmg system on the northwest comer
of the eXlstmg bmldmg as shown on attached Sheet C2. The Proposed AddItIOn does not
mterfere or conflIct WIth any eXlstmg underground dramage or utIhtIes

1 A revIsed landscape plan deplctmg enhanced buffenng of thIS new operatIonal
component.
Based upon dIScussIons WIth DavId Szafarz wIth Goldberg Downey ArchItects, very early
on m thIs modIficatIOn request, the CIty expressed the need to screen thIS proposed
operatIon and storage of vehIcles m vanous stages of dIsrepaIr or pamt / bodywork
preparatIon. The current landscape / buffenng scheme SImply contemplated beautificatIOn
of a stagIng area of vehIcles ready for sale. Staffmdlcated the need to enhance the
landscape deSIgn along the High RIdge Road exposure to vIsually screen thIS repaIr
component of the busmess and deSIgnated storage area for those vehIcles awaItmg
servIce.
2. A revIsed SIte data sheet mcludmg updated figures for bUIldmg square footages, number
of parktng / dIsplay spaces and SIte coverage.
