Building Permit Application~-2817 Quantum Corporate Park PID, Quantum Park DRI Boynton Beach, Florida QUANTLAWSON JL3 Dear Mr Rumpf" I am writing as authorized representative of Premier Gateway Center at Quantum, LLP, the Owner 0 f Lots 68A, 68B 69, 70 and 72, Quantum Park P 10, Plat No 9 - a n a pproved and completely constructed industrial development containing four buildings Please accept this letter and the enclosed documents as our request for Administrative Approval of a Minor Site Plan Amendment for Building No 7 to allow for both the addition of a fence and outdoor storage area in the truck court area, and a concrete ramp providing access to the building from the truck court area. Details of the proposed improvements are identified in the enclosures It is our understanding that the City issued a Development Order authorizing Site Plan Approval for the referenced project, and on January 19, 2001, the City issued a Certificate of Completion for the base building construction of JPM Building No 4 an office/service industrial building Global Construction Associates, LLP has submitted a request for City Building Permit approval of the referenced tenant improvements in Building No 7 consisting of a total of approximately 29,814 square feet. The proposed tenant improvements will include the construction of a fenced outdoor storage area (situated entirely within the truck court area in the rear, i e north side, of Building No 7) and a concrete ramp providing truck and fork lift access to the building The fence enclosing the outdoor storage area is proposed to be 8 high extending a maximum distance of 40' from the rear wall of the building, and limited to the width of approximately 12' The fencing will be black vinyl coated chain link fence, and include black vinyl slats to block the view of any materials that might be stored within the enclosure from the adjacent roadways and properties The fence location and the fencing materials are fully consistent with the previous approvals issued by the City with regard to fencing and outdoor storage Michael Rumpf Planning and Zoning Director - City of Boynton Beach Request for Administrative Approval of a Minor Site Plan Amendment Proposed Concrete Ramp in Truck Court Area Proposed Fencing and Outdoor Storage in Truck Court Area Lawson Tenant Improvements - High Ridge Road Quantum Business Park - JPM Building No 4/ PGCQ Building No 7 Building Permit Application No 02-2817 Quantum Corporate Park PID, Quantum Park DRI Boynton Beach Florida July 17, 2003 Page 2 The specific limits of the fence proposed for the rear of the Lawson tenant space was not shown on the approved Site Plan for Building No 7 The proposed fence and outdoor storage area will be appropriately screened from view from High Ridge Road by existing landscaping and the existing configurations of the buildings at this project. This proposed fence and outdoor storage area is supplemental to and complementary with the office, warehouse industrial, and wholesale sales uses currently allowed within industrial use zones , The proposed concrete ramp is to be 13'-4" wide and 40' long constructed over a truck court paved apron area extending from existing grades within the apron behind the building to match the finish floor elevation (4' above grade) at the rear face of the building the ramp is intended to allow for truck and fork lift access directly into the building The ramp proposed was not shown on the approved Site Plan The proposed ramp is situated entirely within the previously approved truck service court area, and will be appropriately screened from view from High Ridge Road by existing landscaping and the building return at the east end of the truck court area. Neither the proposed fence and outdoor storage area nor the proposed concrete ramp will a Extend over any public utility easements, b Interfere with the operation of drainage or any other utilities, c. Reduce the amount of parking or loading areas required for the building, d Restrict or inhibit access from any required emergency exit from the building, and, e Conflict with other existing uses at this project.
