REMARKS .
Attached is a previously discussed marked UP site plan showin2 the limits of Phase I & II as it pertains to final site landscapin2. The
purpose of the plan is to mark the limit of our work under our current contract. The reason for phasin~ the work is due to the
relocation of three Gopher Tortoises to the rear of the prODertv under a State Permit. The tortoises seem to have made their home in
a cluster of shrubs and trees on the Southwest Dart of the Dl'ooertv.
We Pf01)OSC to leave that area undisturbed until the tortoises move to another location on their own or thev are relocated off the site
completelv to expand the buildin2. Therefore it is our intent to install the landscapin2 as shown in the plan UP to the Phase I line.
The retention DOIld will be sodded as shown. but the rest of the area will not be disturbed anv further to maintain a limited habitat for
the remainin2 tortoise. Please let me know if this is acceDtable to you. I have already discussed this matter with Ms. Galav and she
is aware ofvour concerns. Thank your for vour prompt attention to this matter.

Hi Lusia,
Thanks for calling back promptly yesterday To expedite the process, I am emailing the image of
the building for your review I am attaching a JPEG file and pasting the image at the bottom of
the page Hopefully one of the two should work for you Call me and let me know if you were
able to view it in your computer If you can't view it, I will go by your office this afternoon and take
a hardcopy
As we discussed, I perceive these as minor changes that may be approved administratively The
changes are as follows
Window frames were called out as milled aluminum and installed painted white
Canopies over the door and windows in the front were shown red and installed white
Canopy and trim pieces in the warehouse portion were shown red and installed gray
As you may see from the picture of the building, the colors do not clash or create any negative
visual impact.
Thanks,
Carlos

I have reviewed the Gale Industries TRC file on behalf of the Engineering Department and the
Utilities Department. In regards to a 'third' review fee charge, our efforts were minimal, therefore both
departments submit D.Q time to be charged to this application
If you have any questions regarding this matter, please advise me

Response EX/stmg utility easements are depicted and labeled on the
plans Specifics regarding any new-dedicated easements
will be added to the plans once the City clarifies easement
cntena at the TRC meeting
3 Comment: Palm Beach County Health Department permits will be
required for the water and sewer systems serving this
project. (Code Sec. 26-12)
Response Permit activIties are m process. We have contacted Mr Ed
Walker at the Palm Beach Health Department and he has
mdlcated the need for a Domestic Water permit for the
extension of the water system associated wi the proposed
fire lines He also stated that a domestic waste permit would
not be required
4 Comment: Fire flow calculations Will be required demonstrating the City
Code requirements of 1,500 g P m. as stated in LDR Chap
6, Art. IV, Sec 16, or the requirement imposed by Insurance
underwriters, whichever is greater (see Code Sec 26-12)
Response Two mdependent fire lines wlhydrants are proposed Based
on the Boynton Beach Code, a 6" line provides 760 gpm (at
50 psi) while the proposed 8" Ime provides 960 gpm (at 60
psi) The total provided flow is therefore 1720 gpm which
exceeds the required 1500 gpm
5 Comment: Code Sec. 26-34(E) requires that a capacity reservation fee
be paid for thiS project either upon the request for the
Department's signature on the Health Department
application forms or within 30 days of site plan approval,
whichever occurs first. This fee will be determined based
upon final meter Size, or expected demand
Response Any and all fees will be paid on schedule as required by the
Land Development Code
6 Comment: Comprehensive Plan Policy 3 C 3 4 requires the
conservation of potable water City Water may not therefore
be used for Irrigation where other sources are readily
available

Specific Conditions
7 Comment. Water and sewer lines to be owned and operated by the City
Shall be included within utility easements Please show all
proposed easements on the engineering drawings, using a

other utilities will be privately owned and maintained
8 Comment. This office will not require surety for Installation of the water
and sewer utilities, on conditions that the systems be fully
completed, and given to the City Utilities Department before
the first permanent meter is set. Note that setting of a
permanent meter Is a prerequisite to obtaining the Certificate
of Occupancy
Response It is acknowledged that a permanent meter is required for the
domestic water service It is assumed that none of the
utilities with the exception of the fire lines will be dedicated to
the City but will be pnvately owned and maintained
9 Comment: LOR Chap 6, IV" Sec. 16 requires that all pOints on each
bUilding Will be within 200 feet of an existing or proposed fire
hydrant. Please demonstrate that the plan meets this
condition, by showing all hydrants
Response All pomts on the building meet the 200' distance cntena
Please refer to C-6 for proposed locations of fire hydrants.
10 Comments PVC matenalls not permitted on the City's water system All
lines shall be DIP
Response A 2" water service Ime IS proposed for Domestic water
