These specific changes have been described in detail in Section 5 of the NOPe Application. The purpose of this traffic analysis is to provide data and analyses of the traffic impacts associated with the proposed change such that a determination of substantial deviation can be made. The most recent modification to the DRI was approved on May 20, 1997 The Master Site Development Plan approved on that date established thresholds of development (maximum square feet for each land use) that could not be exceeded as well as a maximum daily trip threshold that could not be exceeded As noted on the Master Site Development Plan states that the project is vested for 63/752 daily trips. This then beromes the benchmark from which to compare the trip generation of the proposed land uses. Exhibit 1 provides a trip generation analysis of the proposed Quantum Park development program. It should be noted that the land use categories shown on this exhibit are more refined than the broad categories shown on the Master Site Development Plan, dated May 20, 1997 land uses shown on Exhibit 1 reflect the developer's knowledge of specific uses that will be or are currently constructed within Quantum Park. The proposed land uses at Quantum Park are estimated to generate 62,984 daily trips. The proposed land use plan is projected to generate fewer trips than are currently vested for the site.
