Dear Mr Rumpt,
Pursuant to my December 20, 1999 pre-application conference with Jim Nguyen please find
enclosed one Site Plan Review Application and 12 sets of plans illustrating the proposed Tool
Rental facility, and Canopy at the existing Home Depot and proposed retail store adjacent to the
Expo Design Center
This proposal requests the following.
1) Locating the previously approved 2,093 s.f Tool Rental Center further north on the front
of the existing Home Depot.
2) Building a Canopy at the front of the existing Home Depot at the South end of the store in
lieu of the previously approved Canopy at the rear of the store
3) The proposal adds 5,000 sf of retail to the previously approved 20,000 s.f Future Retail
adjacent to the existing Expo Design Center and removes 5,000 s.f from the Future Retail
In front of the Expo Design Center The total square footage of retail/commercial on the
site remains at 313,786 s.f
Parking spaces lost at the front of the Home Depot will be offset by parking added back to the
Master Plan behind the Home Depot and by new parking provided on the South side of the
Future Retail adjacent to the Expo Design Center Provided parking IS Increased from 1,621
spaces to 1,637 spaces
Vehicular circulation for the Home Depot will be improved by concentrating the bulk matenals
pickup at the South end of the Home Depot and freeing the remaining frontage for loading of all
other merchandise

The existing palms at the front of the store are proposed to be relocated to the Woolbright Road
frontage This will improve customer circulation and provide additional screening of the
building's roof line from Woolbright road Additional tree relocation and replacement will be
done according to the enclosed Landscape Plan
