In response to the above matter, I would like to offer the followmg comments.
Comment #1 Fire Home Development spoke WIth Bob Borden on August 8 He was
to speak WIth L~a Gal<@)wIth Planmng and Zomng and retract ills
comments and provIde a letter reflectmg the change.
Comment #2 Building Division The first comment IS to provIde a letter that Identlfies
the proposed modIficatlons to the master plan. A letter was submItted to
Planmng and Zonmg WIth the ImtIal modIficatIOn request and, accordmg
to Lltla Gal~ IS m the file. The second comment IS expressed on the
sIte plan to Identlfy the A, B, C, and D models.
Comment #3 ForesterlEnvironmentalist: In reference to landscapmg m buffer areas,
the proposed setback modIficatIOns do not affect any landscape buffer
areas.

Please find attached the first review comments for your project. To stay on
the current review schedule, please do the following steps listed below, and
bring all documents to the TRC scheduled for August 22, 2000
1 Revise your plans incorporating all comments listed herein, including the addition of
notes on plans to confirm response to general statements/ comments, and bring 10
copies to the TRC review meeting (full sets including all pages originally submitted),
2 Submit the additional information as requested within the attached comments, ( i e.
traffic analysis, engineering certification, etc.)
3 Prepare a written response (7 copies) consisting of a list briefly summarizing how
each comment has been addressed on the revised plans or with the supplemental
information including location on the plans ( this promotes an expeditious 2nd review
by staff and your project representatives during the TRC meeting ),and
4
Submit reductions (8 V2 X 11) for the
proposed site plans, elevations and
landscaping plan (this is required for the final
report and public presentation)

The applicant should not attend a TRC (2nd review) until all documents have been revised
and copied for staff review If plans will not be fully revised and brought to the scheduled
TRC meeting, contact Lusia Galav in this office by the Thursday prior to the scheduled
meeting date Projects deviating from the original schedule are eligible for review at
subsequent meetings, which are held every Tuesday To reschedule, contact Blythe
Williamson, by the Thursday prior to the Tuesday TRC meeting that you desire to attend
The remainder of the review schedule will be adjusted accordingly If you have questions
on the attached comments, please contact the respective reviewer using the attached list of
TRC representatives.
If the plans are reasonably complete and all significant comments are addressed following
TRC (2nd review), the project is forwarded to the Planning and Development Board Meeting
that falls approximately 2 to 3 weeks following the TRC meeting An "*,, by any comment

Development board
Note Items recognized by staff as typically outstanding at this point include a traffic report
and/or confirmation of the traffic concurrency approval from the Palm Beach County

Find attached for your review the plans and exhibits for the above-referenced project. Please review the
plans and exhibits and transmit formal written comments or e-mail to Blythe Williamson and I no
later than 5.00 P.M. on Tuesdav Auaust 15\ 2000. When preparing your comments, please
separate them into two categories, code deficiencies with code sections referenced and
recommendations that you believe will enhance the project.
Adhering to the following review guidelines will promote a comprehensive review and enable the
applicant to efficiently obtain Technical Review Committee approval
1 Use the review standards specified in Part IV, Land Development Regulations, Site Plan Review
and the applicable code sections of the Code of Ordinances to review and formulate comments
2 The documents submitted for the project were determined to be substantially complete with the
exception of traffic data, however, if the data provided to meet the submittal requirements is
insufficient to properly evaluate and process the project based on the review standards or the
documents show code deficiencies additional data and/or corrections should be requested by
the reviewer by contacting Lusia Galav, or myself
3 Each comment shall reference the section of the code that is incorrectly depicted on the
documents

4 Technical Review Committee member(s) shall identify in their comments when the plans depict or
when the location and installation of their departmental required improvements may conflict with
other departmental improvements
5 When a TRC Member finds a code deficiency that is outside of his/her review responsibility, the
comment and the specific code section may be included in their review comments with the name
of the appropriate TRC Member that is responsible for the review specified
6 If a TRC member finds the plans acceptable, he/she shall forward a memorandum, within the time
frame stated above, to me The memorandum shall state that the plans are approved and that
they do not have any comments on the plans submitted for review and that they recommend the
project be forwarded through the approval process
All comments shall be typed, addressed and transmitted or e-mailed to Blythe Williamson and I for
distribution to the applicant Please include the name and phone number of the reviewer on this
memorandum or e-mail Lusia Galav will be the Planning and Zoning staff member coordinating the
review of the project First review comments will be transmitted to the applicant along with a list of
Technical Review Committee (TRC) members

401.1.8 Underwater seat benches, where provided, shall have a maximum
horizontal seat bench depth of 20 inches below the waterline, be visually
set apart, have a slip-resistant surface, and shall be located fully
outside of the required minimum diving water envelope if the swimming pool
is designed for use with manufactured diving equipment
401.1.8 1 Underwater seat benches shall be permitted in the deep end of
the swimming pool only if they are either completely recessed, shaped to be
compatible with the slope of the wall, or in a corner of the pool
401.2 Spas
401 2 1 The maximum water depth shall be 4 feet measured from the water
line Exceptions may be made for spas designed for special purpose such as
instruction, treatment, and therapy
401.2.2 The maximum depth of any seat or sitting bench shall be 2 feet
measured from the water line
401 2.3 Spas shall be provided with a suitable handhold around their
perimeter in areas where water depths exceed 3 feet 6 inches Handholds
shall be provided no further apart than 4 feet and may consist of anyone
or a combination of the following
a Coping, ledges, flanges or decks along the immediate top edge of
the spa shall provide a suitable slip-resistant handhold located not
over 12 inches above the water line
b Ladders, steps or seat ledges
c A rope or railing placed at or not over 12 inches above the water
line fastened to the wall
401.2 4 The slope.of the floor shall not exceed 1 foot 10 inches of fall
in 12 feet

501.1 These requirements shall be for decks and deck equipment used by
bathers and shall apply at the time of construction
501.1.1 Decks shall be designed and installed in accordance with the
latest adopted issue of the Standard Building Code Decks shall extend
unobstructed, except for columns and ladders completely around the swimming
pool/spa a minimum of 3 feet, except as provided in Section 1701
501.1 2 Decks, ramps, coping, and similar step surfaces shall be
slip-resistant and easily cleanable
501.1.3 Special features in or on decks such as markers, brand insignias,
or similar shall conform to this Section
