Traffic - A traffic statement for the project was not provided as part of this submittal Prior to final approval, staff must receive confirmation from Palm Beach County's Traffic Division regarding standards compliance b. Drainage - Conceptual drainage information was provided for the city's review The city's concurrency ordinance requires drainage certification at time of site plan approval The Engineering Division is recommending that the review of specific drainage solutions be deferred to time of permit review when more complete engineering documents are required Driveways Parking Facility Proposed on-site traffic circulation consists of two (2) two-way entry drive aisles one, 27- foot wide aisle, with access to Commerce Road and one, 24- foot wide aisle, with access to High Ridge Road The proposed vehicular use area will provide parking areas containing the required 9-foot by 18-foot spaces (all at a 90 degree angle) and three (3) loading spaces on the east side of the building, which will not be visible from High Ridge Road There are 80 parking spaces proposed, including four designated as handicapped accessible Required parking is calculated to be 69 spaces, based on square footage of the proposed uses Regulations for the Planned Industrial Development zoning district determine that parking space requirements are based on number of employees on a maximum shift and projected number of visitors Pertinent parking requirement calculations must be submitted by the applicant (staff allows the calculation of parking spaces based on square footage when employee information is not available) Page 3 Memorandum #00-036 Landscaping The landscaping of the site will fully meet code requirements when staff comments are incorporated Special attention shall be given to relocation and/or replacement of desirable Slash Pine trees and Sabal Palm, currently existing on the site, and compliance with the perimeter buffer requirements of the master plan (see conditions of approval) Building and Site Regulations Building and site regulations will fully meet code requirements when staff comments are incorporated into the permit drawings Community Design Plan The proposed building fa9ade, facing High Ridge Road has been designed to be architecturally compatible with this predominately industrial use area The quality of the building is enhanced by two recessed entries that will include columns and an archway feature over the entrances The new structure will receive surface treatments and colors typical of industrial warehouse type facilities, in a predominantly white and beige palette, to match the colors of the surrounding buildings The overhead bay doors will not be visible from High Ridge Road Signage No freestanding sign is proposed at this point. When the signage is proposed a separate submittal to the Planning and Zoning Division will be required The elevation drawing includes a wall sign over the north entrance to the building Wall sign dimensions and design graphics shall be submitted as part of this plan review process Site signage must be in conformance with the approved sign program for the PID RECOMMENDATION.
