Boynton Beach Boulevard Boynton Beach FL 33425-0310 Re Favorite Food Court - Conditional Use Application for Drlve- Thru Comparison of Restaurant vs. Retail Dear Mike As discussed and requested after the June 23 Planning & Development Board meeting, I have evaluated any additional impacts should a portion of the proposed 4,000 square foot building be used for non-restaurant uses. There are none In fact if a portion of the building were used for non-restaurant uses, the impacts would be less than what is currently approved Parking ratios for retail uses are 50% of restaurant uses. Retail traffic generation according to Palm Beach County trip generation rates, is approximately 75% of restaurant rates. Building setbacks, buffers, building coverage building height are the same for either retail or restaurant uses. As you know the settlement agreement allows this property to be developed with any of the uses permitted by the C-3 zoning district The permitted uses include restaurants as well as many other retail and commercial uses. The conditional use application was filed for the approval of a drive- thru window that will be used by a restaurant The site plan design meets or exceeds the most restrictive criteria and I think you agree that it is a far better design than the approved plan The proposed plan is designed to comply with the criteria for the entire building to be used for restaurants.
