REVIEW COMMENTS PLANNING AND ZONING DEPARTMENT MEMORANDUM NO 95-374 FROM Tambri J Heyden Planning and Zoning Director f1 ~ J--:~ Michael E Haag . ~ Site and Zoning evelopment Administrator July 27, 1995 ~ TO DATE SUBJECT Site Plan Review - 1st Review - Major Site Plan Modification Project Quantum Allstate Association Location 1375 N W 22nd Avenue Agent Raymond Hensler, Project Manager File No MSPM 95-005 The following is a list of 1st review comments regarding the site plan review of the plans for the above-referenced project It should be noted that the comments are divided into two (2) categories, the first category is a list of comments that identify deficiencies from the City's Land Development Regulations (LDR) that are required to be corrected and shown in compliance on the plans and/or documents submitted for second (2nd) review in order for the project to continue through the site plan review process The second set of comment(s) are recommendations that the Planning and Zoning Department staff believe will enhance the proposed development The applicant shall understand that all documents and plans submitted for site plan and/or permit review are subj ect to additional comments I recommend that the applicant/agent contact me regarding questions related to the comments If the applicant is not intending to correct code deficiencies, they should contact me regarding the procedures, application forms, fees and submittal deadline dates for seeking relief from the code requirement I SITE PLAN REVIEW COMMENTS. 1 Add to the site plan computations that verify that the proposed site layout will accommodate the pervious area required by the landscape code and zoning code The zoning code requires 20% of the site to be pervious and the landscape code requires specific width landscape strips around the perimeter of the vehicle use area 2 Add to the existing and proposed site data the number of new employees that will occupy the 52 new work stations Also identify the maximum number of employees per shift Correct the parking space computations and the parking spaces shown on the site plan accordingly 3 Indicate on the site plan which of the site characteristics listed and shown on the site plan drawing and associated detail drawings are new and/or existing 4 Correct the inconsistency regarding the number of parking spaces shown on the site plan versus the number of spaces indicated on the drawing for the spaces located directly northeast of the proposed building expansion 5 Show and dimension on the site plan a landscape strip no less than 2 5 feet wide for the landscape strip west of the new parking spaces 6 Continue the required vehicle use area hedge (coco plum) around the southeast corner of the new parking area to the face of the building 7 Add a note to the plant list that identifies the coco plum hedge material as required vehicle use area screening page 2 Memorandum No 95-J74 1st review - Quantum Allstate Association File No MSPM 95-005 8 Add the following to planting note number 2 found on the landscape plan "All plant substitutions shall be approved by city of Boynton Beach" 9 Omit planting note number 4 and replace with the following text "On center spacing of required trees and hedges shall take precedence over quanti ties of material identified on the plan " 10 Show on the landscape plan the continuous hedge that is required around the perimeter of the vehicle use area to screen the area from the abutting property to the north, east, west and the right-of-way to the south 11 Place the following note on the landscape plan "The existing hedge required to form the barrier to screen the view of the vehicle use area from the abutting properties and right-of-way shall be continuous with the plant material spaced a maximum of two (2) feet center to center where there is a gap in the existing hedge, larger than two feet hedge material shall be installed The specie shall match the existing hedge specie, be no less than eighteen (18) inches in height, after planting, and comply with the landscape specifications identified on this sheet " II RECOMMENDATIONS 12 Recommend using melaleuca mulch instead of pine needle mulch MEH dim xc Central File a A.llstate 1st July 19, 1995 ill ~@~DW~ @ JI.
