14 Comment: Add the followmg note to the Site Plan sheet: All plans submitted for specIfic
permits shall meet the City code reqUIrements at tIme of applIcatIOn, mcludmg but not

Response: SIte plan and PartIal Floor Plan have been reVIsed to mdIcate the handIcap
accessible entrance doors.
17 Comment: On both floor plan drawmgs, add a labeled symbol that IdentIfies the locatIOn
ofthe handIcap accessible entrance doors to each tenant space The locatIOn ofthe door(s)
shall match the locatIOn of the accessible entrance doors that are depIcted on the sIte plan

Response: Floor Plan drawmgs have been reVIsed to mdIcate the handIcap accessible
entrance doors.
18 Comment: Add a labeled symbol to the drawmg that IS tItled sIte plan. The symbol shall
represent and delIneate the path of travel of the accessible route that IS reqUIred between the
accessible parkmg spaces and the accessible entrance doors to each tenant space. The
symbol shall represent the locatIOn of the path of travel, not the locatIOn of the detectable
warnmg or the pavement markmgs that are reqUIred to be mstalled along the path. IdentifY
on the plan the WIdth of the accessible route that IS located adjacent to the bUlldmg. (Note
The mImmum wldth reqUIred by the code IS forty-four (44) mches.) Add text to the drawmg
that would mdIcate that the symbol represents the accessible route and the route IS deSIgned

Currently the plans show the use of both bUIldmg. The sIte plan shows one buildmg type
and the CIvil drawmgs show the use ofbUIldmg alternate A' SubmIt a wnttenjustIficatIOn
and traffic report describmg the proposed use of alternate bUIldmg 'A In the JustIficatIOn
describe when and why the alternate bUIldmg would apply As dIscussed m the pre-
apphcatIOn meetmg, a phased plan was to be submItted whIch utihzed the 15,292 sf.
bUIldmg. If the plans are revIewed and approved utihzmg the larger bUIldmg, any reVISIons
regardmg the use of the alternate bUIldmg \\111 reqUIre the modIficatIOn of the SIte and

Response: The CIvIl plans have been revIsed to mdIcate the larger 17,579 sq ft. bUIldmg as
proposed, WIth the 15,292 buIldmg as alternate A' to be consIstent WIth the SIte plan. EIther
scenano utIhzed would consIst of office uses as allowed. As dIscussed, the approval,
pursuant to the traffic statement submItted WIth the apphcatIOn, IS based on the larger
buildmg. Market and leasmg condItIons will dIctate WhICh buildmg will be utilIzed at the
time of permIttmg. If the smaller buildmg IS utlhzed, a revIsed traffic statement will be
submItted to the City for approval, m effect returmng the unused tnps back to the Quantum
vestmg pool.
The developer has mdIcated that there WIll be no phasmg m thIS project. EIther the two
separate bUIldmgs Will be constructed at the same tIme or the larger enclosed bUIldmg Will
be bUIlt. As the larger proposed bUIldmg square footage IS a result of enclosmg the
courtyard area between the alternative two bUIldmg layout, there IS no affect on the SIte plan
layout or plantmg plans between the two alternatives. The purpose of thIS submIttal showmg
both alternatIves IS to allow the developer to construct eIther bUIldmg, dependmg on market
and leasmg condItIOns at that tIme
27 Comment: ReVise the survey to mclude the 40' dramage easement located along the north
property hne (Ch. 4 Sec 7, Par A. 3)
Response: The survey WIll be revIsed to mdIcate thIS easement at time of pemuttmg. The
eXIstence of thIS easement has no effect on the SIte plan.

Response" The monument SIgn has been relocated outSIde the FPL easement. The palms

The Palm Beach County Traffic Division has reviewed the traffic study (submitted on
May 2 2000) for the project entitled Quantum Park, Lots 21 & 21 B. pursuant to the
Traffic Performance Standards in Article 15 of the Palm Beach County land

Daily and Peak Hour trip generation rates used for the analysis assumes all office

utilized rates are considerably below the suggested rates for the actual 17 579sf

The report needs to be modified through utilization of the suggested ITE formulas for
estimation of daily and peak hour traffic generation If you have any questions
