As a condition of site plan approval, the following comments
should be incorporated into the related documents by the
applicant
1 South Florida Water Management approval is required
2 Detail on site lighting poles and footings must be shown
and designed in accordance with Chapter 12 of the Standard
Building Code, 1985 Edition, for 120 mph windload
3 Unity of title must be provided
4 The buildings must be accessible to the handicapped Provide details
5 Dumpster enclosure walls must be a minimum of 6 feet in
height
The applicant's prompt compliance with the preceeding comments
will insure a timely permitting process

This memorandum is in reference to the landscape plan for the
above project
1 The overall master landscape plan for the lakes and road
R.O W areas show 5442 hardwood species planted along the
lake fronts for lots 4 & 5 If any of these plants must be
transplanted to allow room for the deck enclosure, the
applicant should show where the plantings will be placed
2 No trees on the site plan can be planted closer than 6' to
any utility line
3 A hedge or acceptable replacement must be planted to screen
the parking lot along the south property line (adjacent to
the lake areas)
4 Trees show to be planted in conjunction with the master road
ROW. plan should be accurately depicted on the site plan
5 The species of sod used should be shown on the plan.

We can approve this plan, subject to the following conditions
1 Provide fire flow calculations
2 Show materials and details on sanitary services
3 Move the water main near Building No 1 from under parking
spaces Relocate the proposed fire hydrant for better acces-
sibility or add hydrants as required by the Fire Department
4 Type "K" copper will be required for all water services due to
the commercial nature of the site
5 Indicate all utility easements
6 Add a note specifying that live oak trees will not be permit-
ted closer than 6 feet from a water main

RE QUANTUM OFFICE PARK LOTS 4 & 5-SITE PLAN
Please be advised of the following Planning Department comments
with respect to the above- referenced item:
1 A unity of title is required for these two lots prior
to permitting
2 If the type of ownership should change to condominium, the
City Engineer should be consulted to determine whether
replatting is necessary
3 All signs within a planned district are ultimately
subject to Planning and Zoning Board, Community Appearance
Board and City Commission approval based on code guidelines
and staff recommendations A site plan modification will
be required for signage approval The sign package
submitted does not provide enough detail, due to tenant
uncertainty, with respect to colors, lettering and lines
of advertising The applicant should be aware that the
height of the directional sign shown on the plans slightly
exceeds the four (4) foot height limit within the proposed
code Also the proposed code allows directory signs
comprised of individual 180 square inch signs on a directory
sign and a total sign area of not more than 18 square feet
per face Insufficient information has been provided to
determine whether the proposed directory sign meets the
180 square inch criteria.
4 The elevations provided are not final as required for
site plan approval, due to tenant uncertainty with
respect to location of doors and windows to accommodate
tenants. For this same reason a portion of the lighting
plan is not finalized Due to the lack of information,
it is questionable whether the site plan should be
approved as submitted. If the City Commission wishes
to approve this site plan it is recommended that a
site plan modification be required to approve the building
elevations, deck area, and final lighting plan
In addition, signage approval could be coordinated with
that application

COMMENTS
1 Site plan lighting should include structural requirements
and construction details, including electrical wiring
circuits
2 Traffic control devices and pavement markings are to
comply with the minimum requirements of the DOT and
the M U T C D manual and should be detailed and or refer-
enced Differences between the Design Engineer's details
and the Architects details should be eliminated
3 Additional dimensions should be shown on the paving and
drainage plans for location and alignment of the parking
areas
4 Asphalt wearing surface for entrance road section does not
agree with plan
5 Dimensions for the cut-out in Quantum Blvd should be shown
with respect to the entrance road
6 Approximate water's edge should be shown for lake
7 A section thru the E-4 canal should be shown
