As you can recall the above referenced minor modification proposes a screen enclosure in the required rear and side
setbacks The HOA president and the contractor had previously contacted the City Manager's office and Development
Director's office to inquire about the lengthy minor mod review time.
Per your request, I researched through the HTE, and found that 13 screen enclosure permits were issued within the above
referenced PUD Each lot within the PUD depending upon its location has a required setback for screen enclosures I
managed to obtain 12 of the 13 permits from the Building Division From looking through each permit file I found that only
1 of the 12 permits showed the screen enclosure encroach into the required setback (in this case, it was the rear setback
by less than 2 feet) This was interesting as I anticipated there would be more screen enclosure permits erroneously
issued
It is my understanding that if a substantial number of property owners request setback reductions in the PUD then that
reduction would constitute a major master plan modification subject to the P&D and CC

- Also, applicant inquired on the possibility of removin2 existin2 monument si2n
alon2 entrance road to Citrus Park and relocate it on the corner by main
entrance on Lawrence Road.
- Applicant was told that code would not allow 2 monument si2ns on the same
road (Lawrence Road), he would be required to delete the existin!! one alon!!
