the site
The developer IS proposmg the construction of a 4,500 square foot, 16 foot high,
one-story Warehouse/Office facihty WIth related parking (see Exhibit B -
proposed site plan) This business stores, sells and distributes utility pipes and
related aquipment.
Based on the Notice To Applicants For Approval Of Land Development
Orders Or Permits, projects with proposed traffic generation rates of less
that 500 net vehicle trIpS per day does not require a traffic report as part of
this review process Funher review of the proposed use and its traffic
generation rates is required of the Palm Beach County Traffic Division.
As a condition of approval, the Planning and Zoning Division requires
written confirmation from the county that the project will comply with the
county's traffic performance standards ordinance
Conceptual drainage information was provided for the city's review The
CIty s concurrency ordinance requires drainage certification at time of site
plan approval The Engineering Division is recommending that the reVIew
of specific drainage solutions be deferred to time of permit review
Proposed on-site traffic circulation consists of a 32 foot wide entry dnve aIsle,
from Commerce Road, leading to a 30 foot wide drive and access gate adjacent to
the east side of the proposed building The gated drive leads to the rear of the site
where the outdoor storage area IS divided into three, 15 foot access aisles around
ground level storage areas Before the gate, at the front of the building IS a
perpendIcular 27 foot drive aisle accessing a thirteen space, dead end, parking area
whIch includes one handicapped space The parking area is made up of seven
standard 9 feet by 18 feet parking spaces adjacent to a dry retentIon area, and SIX
9 feet by 16 feet spaces are provided along a 6-foot wide sidewalk adjacent to the
building
There are 13 parking spaces proposed Including one (1) space designated as
handicapped accessible The plan does currently meet the parking requirements as
stated in the Land Development Regulations Chapter 2 - Zoning and ADA
reqUIrements for this use and prOVIdes one surplus space
The landscapmg of the site WIll fully meet the code requirements when staff
comments are incorporated The development will be provided WIth the reqUIred
amount of penmeter and Internal landscaping as required in the Land Development
Regulations Chapter 7 5 ArtIcle II

A proposed sign detaIl was not submitted as pan of this site plan review ThIs sIte
IS lunited to one freestanding sign with an overall height of 20 feet, and 64 square
feet of sign face and one 50 square foot wall or canopy sign. Proposed SIgn
desIgn graphics shall be prOVIded as pan of this plan reVIew process and as part
of the colored architectural elevatIons graphic submittal The ultimate sIgnage must
be m conformance with the approved sign program for the PID
RECOMMENDATION.
The Plannmg and Zonmg Division recommends that thIS request for site plan approval be approved
subject to the comments mcluded in Exhibit C - Conditions of Approval Staff also recommends that
the defiCIenCIes IdentIfied m thIS exhibIt be corrected on the set of plans submitted for building permIt
