In response to your request for the adrmmstrative review and approval of modifications proposed to the above-
referenced, approved sIte plan, please be informed that the proposed changes as shown on the revised plans date
stamped 12/27/00 are "minor", as defined within the Land Development Regulations, Chapter 4- SIte Plan ReVIew
These changes include enclosmg the eXIstmg covered storage area as previously approved in a letter dated
November 29,2000; the 1,427 square foot loft area and the 805 square feet of new floor area.
Please be advised that this approval is contingent upon the following:
1 The "storage/warehouse" use of the area to be enclosed. Any change regarding a use other than
storage/warehouse will require additional review and approval by the Planning and Zoning Division.
2. The conversion of one (1) regular parking space to a handicapped space in the front of the building to
comply with city code requirements of two (2) handicapped spaces for this site.
This project may contmue to be processed by the Buildmg DIVISIOn as a permIt application. Please contact me at

As per our dIscussion Friday, December 15th, we have provided two complete sets of revised
plans, WIth the informatIOn you requested to reVIew Per your instruction we herem request
clanfication of our request for a minor modIficatIOn letter, to include the work as described on
the plans.
When SIr Electnc purchased the bUIlding in 1997 and remodeled the interior offices durmg 1998
we made certam that we were permitted, we revIewed all site plans and restored many Items, such
as the green areas and parkmg to the origmal approved plans. The City was very helpful m
gettmg us caples of plans to help us expedIte thIs.
Our facIlities have approximately 6000 square feet of office, and office storage, in the front CBS
bUIlding. The 2500 square feet enclosed Butler metal building attached to the office space IS
dIrectly behind our office area. The thIrd section, IS a slab area, with Butler support columns,
supporting a roof area of approxImately 8,000 square feet. This area IS where the attached plans
explams In detaIl the proposed constructIOn.
We presently use this area for storage of our electncal materials. ThIs area IS presently exposed
to two problems, one security and two the elements, speCIfically as we discussed, hurricane
season. It is our mtent to enclose this area to further enhance our ability to store electncal
matenals.
Our plan is to run plumbmg for potential future bathrooms under the west slab extenSIOn. This
area IS under the eXlstmg roof area, the eXIstmg slab IS set m 4 feet. Runnmg this plumbmg
WIll be much more cost efficient than doing demo work to the eXIsting slab, which already has the
structure column supports under the foundatIOn, and we do not WIsh to disturb the foundatIOn.

In addItIOn it IS our intent to have a loft area. ThIs loft area WIll serve as a place for stonng
lIghting fixtures and light bulbs, as well as file storage I am sure you can imagme the
volummous amount of paperwork we have, bemg in busmess for 25 years Llghtmg fixtures
take up a lot of room, and are very easIly damaged unless handled and stored properly
Per our conversation Fnday, we understand that addItIOnal parkmg may be reqUired, whIch we
have a proposed layout attached for the east parkmg to go from parallel to perpendIcular whIch
adds 10 spaces Jim BIagI, our engineer has drafted a clarificatIOn letter and revIsed the attached
plans, that reviews the percentage of existing and proposed footage and related parking spaces,
which hopefully will answer any questIOns.

Presently Sir Electric is using 24 parking spaces at their facility on Neptune Drive.
There are 33 spaces on the site. Sir does not use 9 of these spaces and does not foresee
the need for any additional spaces. The 33 spaces were approved for the Sir operation in a
plan review from the City of Boynton Beach dated 1998.
Sir proposes to enclose their existing covered rear warehouse/storage area The proposal
includes the enclosure of the rear roofed area including an additional 4 feet of width, under
thd existing roof, to the footprint of the warehouse/storage building. In enclosing the open
warehouse/storage area, Sir is planning certain modifications to the interior space to
accomodate future use as a warehouse/storage facility This modification will include the
construction of warehouse/storage lofts in areas indicated on the plans submitted. These
loft areas, along with the additional slab width will add an additional 2232 sq. ft. to the
warehouse/stoarge building. This amounts to 13% increase in size. The added 2232 sq. ft
will require three additional parking spaces or a total of 36 spaces.
Sir proposes to change the parallel parking along the east Dortion of the property to
perpendicular parking. Using this meblod Sir will have over 3 times the additional parking
required. We believe this will more than satisfy the requirements of the City of Boynton
Beach.

bUIldmg closest to Neptune Dnve was remodeled because the eXlstmg office space had been
done wIthout a permIt, by the prevIOUS owners, whIch we demo/remodeled wIth permIts and
mspectIOns. The eXlstmg green areas had not been cared for, or watered, and much of It was
dead, we replanted to the ongmal approved plan. The eXlstmg parkmg area was repaIred, holes
filled m wIth asphalt, blacktopped and stnpped to the ongmal plan that Jose assIsted us wIth.
