Dear Mr Rumpf:
Please accept thIS letter as our formal request and applIcatIon for approval of a "HeIght
ExceptIOn" consIstent with the provIsIons of Sec. 4F 1 of Chapter 2 of the City Zomng
Code, for the proposed Woolbnght ProfessIOnal Plaza to be located at the Northeast
comer of W oolbnght Road and Congress Avenue. In our applIcatIon for exceptIon to the
dlstnct heIght regulatIon we have studIed and consIdered the follOWing standards.
A. With the exceptIon of the two end roofs at the covered walkway, the buildIng
heIght IS 19'-6", which IS within the maximum 25 feet permItted by Code.
However one small roof of the architectural feature at the end of the covered
walkway peaks at 30 feet. Actually only the ndge, which IS a very small portIOn
of the roof, will reach the 30 feet heIght, then the hIpped roof slopes back to 25
feet or less. We believe the height exception is minimal and will not have an
adverse effect on the existing land use, surrounding buildings or properties.
As a matter of fact, the five feet heIght exception requested IS so mInImal that it
will not be notIced. Furthermore WithIn the unmedIate VIclmty there are
buildIngs that exceed the 30 feet heIght. Also m thIS dlstnct (C-I) buildIngs
deSIgned with a parkIng structure WIthIn are allowed to a maxImum heIght of 30
feet.
B The height exception is necessary to create architectural interest in the
building_ ThIs IS also necessary to conform to the CIty'S objectIve of
encouragmg archItectural relIef to break up what would otherWIse be a plam stnp
plaza.

C. The minimal height exception will not reduce or affect in any way light and
air in adjacent properties.
D The heIght exceptIon IS consIstent With the architectural style for projects m the
VICInIty mcludmg the approved Fldehty Federal nelghbonng project. Therefore
this project will compliment the architectural style of the area and will not be
a deterrent to the improvement or development of adjacent properties.
E. This style of archItecture IS well accepted m South Flonda and the surroundmg
areas and It will make the project .'fit m" which m turn should help increase
property values and thus mcrease the tax base of the CIty
F The height exception will not adversely influence the living condition of the
neighborhood, except that It will proVIde a more mterestmg and dlstmgUlshed
buildmg to look at.
G The height exception does not constitute a special privilege to the client since
the maximum height allowed in the district is 30 feet, in the City is 45 feet,
and there are surroundmg structures m the ImmedIate area that are taller than our
proposed buildmg.
H. Recent code reVISIons have relaxed the maxImum allowed heIght requlTements m
reSIdentIal dIstncts by pemuttmg buildmgs up to 30 feet heIght. We believe that
sufficient evidence has been presented to justify the need for a height
exception and hope that you are m agreement and will support thIS .'HeIght
ExceptIon" request.
