In order to set the record straight and avoid a possible "tabling" of our item, our agent, Winston Lee, was forced to read definitions from the Code that clearly demonstrated that our interpretation of the basis fer computing the maximum amount of outdoor storage allowed by the Code was the only correct interpretation possible Regrettably, this situation resulted in totally unnecessary extended discussions by the PZB attempting to determine whether our interpretation of the Code was correct. To avoid any further misunderstandings, the Code clearly allows for outdoor storage to a maximum of 15% of the building site - which by definition is the entire area of the property Including open space areas Even if your staff disagreed with the Code regarding these matters, in a public hearing. testifying under oath, I would have hoped that we would have at least been given the professional courtesy of an acknowledgment that our interpretation of the Code was absolutely correct. For all practical purposes, given past experiences it is not even remotely likely that the actual amount of outdoor storage areas provided for anyone building or the overall project will approach the maximum possible areas as shown on the exhibits Yet we had followed your requests and were seeking an overa!1 approvai of the maximum extent of o!.ltdoor storage possible so as to limit future appearance in front of the PZS ar.d City Commission regarding these matters. In accordance with representations made to the PZB at the September 24, 2001 hearing, I have enclosed reduced copies of the exhibits that were presented to the Board and a table summarizing the maximum outdoor storage area proposed as illustrated on the exhibits The range of the coverage of the maximum outdoor storage areas possible (as illustrated on the exhibits) for each of our three properties at Quantum Park PID range from 7 71 % to 11 39% of the overall individual building site, with a combined average of 9 67% . all weil belcw the 15% coverage amount permitted by the Code We are hopeful that the Staff report to the City Commission will support our petition for outdoor storage, al1d indicate tne maximum amount of stcrage permitted for each of the properties, without further consideration by the PZ6 and City CommiSSion shall be limited to the areas as illustrated on the exhibits and identified on the table, as follows Gateway Business Center (Lots 31 through 38) - maximum outdoor stcrage area shall not exceed 98,785 square feet (9 63% of the building site area), Quantum Business Park (Lots 68A, 688, 69, 70, and 72) - maximum outdoor storage area shall not exceed 80,700 square feet (11 39% of the building site area), and, Quantum JPM Vacant Land (Lots 73A, 73B, 74, 75, and 76) - maximum outdoor storage area shall not exceed 80 700 square f6et (11 39% of the building site area) Thank you again for your continuing support of our request for Use Approval Application Please let me know if you have any questions or require any additional information Resoectfully submitted, PREMIER ASSET MANAGEMENTt INC.
