Use Approval Application - "Outdoor Storage" within industrial use zones
Quantum Corporate Park PID, Quantum Park DRI Boynton Beach, Florida
Dear Jose,
Reference is made to my letter to Mike Rumpf of August 10, 2001, and our discLlssions of this
date regarding the subject matters. The purpose of this letter is to respond to your requests for
additional information and clarification regarding our request for Use Approval for Outdoor
Storage withIn Industria! Use zones of an approved Planned Industrial Development ("PID").
Ir my prevIous correspondence I indicated the specific areas (i e platted lot areas) of the PID
for which we were seeking approval for outdoor storage use.
As noted in my earlier correspondence, the implementation of any outdoor storage will take
place primarily, or exclusively, on the concrete truck service court aprons located In the rear of
each bUilding The concrete pavement areas in the truck service courts extend from the building
a distance of approximately 40' to 60' dependir;g upon the building Any proposed outdoor
storage will not il1teifere with normal vehicula.r traffic, or emergency vehiCle tll8ffic patterns or
flow Any proposed outdoor storage wili I10t interfere with any trash dLimpsters or the operation
of drainage or any other utilities. Any proposed outdoor storage will not disturb any landscapirg
required by Code Any proposed outdoor storage will not reduce tne amount of parking or
loading areas required for any building below the minim;Jm number required by Code. Any
propcsed outdoor stcrag~ will not restrict or inhibit access from any required emergency exit
from the buildIng
As an example, I have enclosed sketches of the proposed location of an outdoor storage area
for a pending tenant - Parnell Martn Companies LLC (distributor of plumbing supplies), at
Gateway Business Park - Building No 1 (located within Lets 32 through 38), The sketches
identify the approximate location, size, and details of the fence enclosure around the proposed
outdoor storage use area.
The proposed outdoor storage use area for Parnell Martin will amount to a total enClosed area
of approximately 5,200 square feet, or only 1 05% of the BUilding No 1 site area (11 391 Ac.)
far less t~an the maximum 15% coverage allowed by the Boynton Beael" F:orida Code of
Ordinances ("Code ').
