Please accept this letter as our request for a one (1) year extension of the Site Plan approval for
the referenced property. the extension is necessary as a result of uncertainties in the real estate
development market in the aftermath of the terrorIst attacks of September 11, 2001 We have
enclosed a check in the amount of $400 00, made payable to tt,e City of Boynton Beach, for
your use in processing this request for a one (1) year extension of the expiration date for Site
Plan approval for this project.
It is our intention to submit a revised Site Plan package for this project In the next 30 days for
administrative Site Plan approval. the plan will provide for a rotation of the proposed building
such that the front of the building (glass storefront) is facing Interstate 1-95, and the rear of the
building (truck docK/truck court area) is facing High Ridge Road. The proposed revisions
(building rotation) to the plans for this pro!ect are consistent with our understanding 01 the
conmentsfdirections provided by the City Commission at the meeting wherein Site ?Ian
approval was granted for this project. and that such changes are acceptable in concept to the
Quantum Park Property Owners Association.

Dear Mr Rumpf.
It is proposed to develop Lots 73A, 73B, 74, 75 & 76 of Quantum Park in the City of Boynton Beach
The site is located on the east side of High Ridge Road south of the CarMax. Proposed for the site is
a single building with 157,189 SF of warehouse and 39,297 SF of office space for Premier Asset
Management. Access to the site will be three (3) driveways connecting to High Ridge Road
The proposed project is estimated to generate 1,139 daily trips, 160 AM peak hour trips and 173 PM
peak hour trips as shown on Attachment 1 Driveway volumes are provided on Attachment 2
The Quantum Park DRI is an approved project, and is considered a Previous Approval under Article
15, Traffic Performance Standards, of the Palm Beach County Unified Land Development Code
(ULDC) The proposed land use and rntenslty are within the limits of the onginal approval of the
Quantum Park DRI, as shown on Attachment 3, therefore, the proposed project is not subject to the
Traffic Performance Standards.

Dear Mr Greene
We are requesting your approval of a waiver to allow our truck access driveway widths to exceed the 32'
standard As you are aware Chapter 23, Article II H.A. of the zoning code prohibits access points to projects
to exceed 32' in width, unless approved by the Director of Development. The above referenced site plan,
submitted to the Planning & Zoning Division this date proposes four access points to the project, two of
which are 40' in width.
This project is located within an approved Planned Industrial Park and will consist of 196,486 sq ft. of
office/warehouse space The two access points which are the subject of this request are designed for the
use of the tractor trailer trucks and are located at the southern and northern areas of the site The
southernmost entrance is off of High Ridge Road and allows semi-truck trailers to enter the site from this
median free roadway The trucks will then circulate through the site, counter-clockwise, along the eastern
loading area, and then exit the northernmost entrance on High Ridge Road You will note that the remaining
two entrances off of High Ridge Road are for car vehicular traffic only and meet the code requirement as they
are 30' in width
Due to the nature of the business which will be located in this facility, as typical of most uses in industrial
settings, the semi-tractor trailers which deliver to these businesses require greater than 32' to maneuver
adequately into and out of these type projects We have developed the site plan so as to separate the two
types of vehicular access auto and truck, to the maximum extent possible
