I Modify the proposed project to nnprove pedestrian/sidwalk system, including
extensIOns of sidewalks to intersections. SIte Plan modIficatIons and addItional
sidewalks shall be ADA compliant.
2. Revise the Site Plan to remove all buildings and building overhangs from existmg
and proposed utility and drainage easements proposed to remam after
development.
3 The dnveway(s) shall be sleeved for future lITIgation pipelines and control wires.
The sleeve SIZe, locatIon, depth and matenal shall be as determmed by the
Quantum Commumty Development Distnct and shown on the constructIon
drawings sublDltted to the QCDD for constructIon permit approval.

Dear Steve
Thank you for meeting with Tom McGillicudy and myself regarding the above referenced project. As
discussed we have spent considerable time and effort developing a high end product restricting the
building design to 2-story with each unit having ground floor access This was undertaken to achieve a
more single family feel to the community Obviously this product design yields a higher unit construction
cost while at the time the market requires us to stay within the garden apartment rental range Each of the
building types were designed utilizing concrete walls and floor systems The units were designed to
provide ease of ingress / egress with architectural interest for each elevation
The floor plans for Building Type I were modified as reflected in the 81/2" x 11 drawings to separate the
garages from the first floor units This will allow the center garages to have a standard door access in
addition to the garage door and also may allow some additional window light into the bedrooms for unit B
The plans reflect the revised sq ft. calculation as determined by the architect, which is measured to the
inside face of the outside wall per NFPA 101 / NFPA 1 1997
Additionally, in order to meet the local city codes with regard to height limitation / fire sp&inklers, we
have also reduced the roof pitch from 5 12 to 4 12 for all building types These two adjustments to the
building plans should keep us within the local code requirements (chapter 9) for non-sprinkled buildings.
Please review the enclosed drawings for Bldg Type I and confirm that your field inspection will be
consistent with our design parameters

CITY OF BOYNTON BEACH, FLORIDA, ABANDONING A
20 FOOT UTILITY EASEMENT BETWEEN LOTS 60 AND
61 IN THE QUANTUM PARK PID, SAID PROPERlY BEING.
MORE PARTICULARLY DESCRIBED HEREIN,
AUTHORIZING THE MAYOR AND CITY CLERK TO
EXECUTE A DISCLAIMER FOR SAID ABANDONMENT,
PROVIDING THAT THE ATTACHED DISCU\IMER BE
RECORDED IN THE PUBUC RECORDS OF PALM BEACH
COUNTY, FLORIDA, PROVIDING FOR CON FUCfS,
SEVERABILllY AND AN EFFECTIVE DATE.

WHEREAS, Joni Brickman, of Winston Lee & Associates, Inc., agent for
Quantum Park & Village, L. L.c., has requested abandonment of a utility easement
-dedicated to the City by the plat of Quantum Park at Boynton Beach P 1.D , Plat No.
6, as recorded In Plat Book 57, Pages 191-193, Public Records of Palm Beach
County; and
WHEREAS, comments have been solicited from the appropriate City
Departments, and
WHEREAS, public hearings have been held before the City's Planning and
Zoning Board and the City Commission on the proposed abandonment; and
WHEREAS, based on the foregoing information, the said utility easement no
longer serves any useful purpose.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF
THE CITY OF BOYNTON BEACH, FLORIDA, THAT:
Section 1. The aty Commission of the City of Boynton Beach, Florida by
and through Its City Commission does hereby abandon a 20 foot utility easement
between lots 60 and 61 in Quantum Park PIO, dedicated to the City by the plat of
Quantum Park at Boynton Beach P 1.D, Plat No.6, as recorded in Plat Book 57,
Pages 191-193, Public Records of Palm Beach County The attached Exhibit "A"
shows the location of the property, and includes a diagram of the specific easement
oned.
The Mayor and City Clerk are hereby authorized and directed to

execute and deliver the attached Disclaimer and cause the same to be filed in the
Public Records of Palm Beach County, Flonda.
