RE Request for Administrative Approval of a Minor Site Plan Amendment Proposed Concrete Ramp in Truck Court Area Tenant Improvements for William Thies - 1111 Gateway Boulevard Quantum Business Center - Building No 1 (1101 Gateway Boulevard) Building Permit Application No 02-1892 Quantum Corporate Park PID, Quantum Park DRI, Boynton Beach, Florida QUANT1THIESRAMP JN2 Dear Mr Rumpf" I am writing as authorized representative of Premier Gateway Center at Quantum, LLP (formerly known as Quantum Business Park L.C ), the owner of Lots 32 through 38 Quantum Park PID, Plat No 6 - an approved industrial development containing three buildings with a total area of approximately 336,050 square feet) Please accept this letter and the enclosed documents as our request for Administrative Approval of a Minor Site Plan Amendment to allow for the addition of a concrete ramp in the truck court area of Building No 1 On April 18, 2000, the City issued a Development Order (NWSP-00-001) authorizing Site Plan Approval for the referenced project. On May 2 2002 the City issued a Certificate of Completion for the base building construction of Building No 1 at the subject property' an office/service industrial building containing a total building area of approximately 142,202 square feet. Global Construction Associates, LLP has submitted a request for City Building Permit approval for the referenced tenant improvements in Building No 1, consisting of a total of approximately 35,695 square feet. The proposed tenant improvements include the construction of an additional concrete ramp in the truck court area in the rear (i e north side) of Building No 1 The ramp is proposed to be 10' wide and 40' long, constructed entirely over a concrete truck court paved apron area, extending from existing grades within the concrete apron behind the building to match the finish floor elevation (4' above grade) at the rear face of the building the ramp is intended to allow for truck access directly into the building The ramp proposed for the Thies tenant improvements was not shown on the approved Site Plan, although two other ramps servicing this building were shown at the extreme ends of the building - those existing ramps are not situated within the Theis tenant space The proposed ramp will not be visible to any traffic along Gateway Boulevard, and will be appropriately screened from view from Quantum Boulevard by existing landscaping and additionally by the future construction of Building No 2 - expected to commence within the next six months Michael Rumpf, Planning and Zoning Director - City of Boynton Beach Request for Administrative Approval of a Minor Site Plan Amendment Proposed Concrete Ramp in Truck Court Area Tenant Improvements for William Thies - 1111 Gateway Boulevard Quantum Business Center - Building No 1 (1101 Gateway Boulevard) Building Permit Application No 02-1892 Quantum Corporate Park PID, Quantum Park DRI, Boynton Beach, Florida June 27,2002 Page 2 The proposed ramp will not extend over any public utility easements, and will not interfere with any trash dumpsters or the operation of drainage or any other utilities The proposed ramp will not disturb any landscaping required by Code, or change the amount of open space or impervious area on the project. The proposed ramp will not reduce the amount of parking or loading areas required for the building below the minimum amount required by Code, and will not restrict or inhibit access from any required emergency exit from the building The proposed ramp will not conflict with other existing uses at this project. This proposed ramp is supplemental to and complementary with the office, warehouse industrial, and wholesale sales uses currently allowed within industrial use zones For your use in processing this request, please find enclosed the following materials a A check (RJM) in the amount of $100 00 as processing fee, and, b Four signed and sealed copies of drawings illustrating the location dimensions and details of the proposed ramp In closing we would respectfully note that our buildings are generally developed as "speculative buildings" at the time of design/construction we do not know who the tenants will be, or what special requirements (such as ramps) the tenants may have As such, there may be the need to submit similar additional requests for Site Plan Amendments in the future, depending upon the requirements of our tenants, as such needs become known Thank you for your consideration and prompt processing of this request.
