Per your request I have reviewed the above referenced plans, forwarded to me on November 22, 2002
regarding the proposed minor modifications to the site plan for the Premier Gateway Center at Quantum
Park.
Public Works would like to request that the dumpster enclosure be rotated approximately 300 to allow for
a more direct approach by the front-loading garbage truck. Otherwise there are no objections to the
proposed modifications to the site plan

I am writing as authorized representative of Premier Gateway Center at Quantum, LLP (formerly
known as Quantum Business Park L.C ), the owner of Lots 32 through 38, Quantum Park PID,
Plat No 6 - an approved industrial development containing three buildings with a total area of
approximately 336,050 square feet)
Please accept this letter and the enclosed documents as our request for Administrative
Approval of a Minor Site Plan Amendment to allow for the removal and relocation of a trash
dumpster enclosure in the truck court area of Building No 1 On April 18, 2000, the City issued
a Development Order (NWSP-00-001) authorizing Site Plan Approval for the referenced project.
On May 2, 2002, the City issued a Certificate of Completion for the base building construction of
Building No 1 at the subject property' an office/service industrial building containing a total
building area of approximately 142,202 square feet.
Global Construction Associates, LLP has submitted a request for City Building Permit approval
for the referenced tenant improvements in Building No 1, consisting of a total of approximately
15,000 s quare feet. The proposed tenant improvements include the construction of a fence
enclosure and outdoor storage area in the truck court area in the rear (i e. north side) of Building
No 1 Since the proposed fence/enclosure is in conflict with the existing trash dumpster
enclosure, we need to provide for the removal and relocation of said dumpster facilities The
new dumpster will be exactly the same size and details of the previously approved and
constructed dumpster - the new dumpster location is within close proximity of the building and
the dumpster to be eliminated, and is fully accessible by collection vehicles
The proposed location of the dumpster enclosure will not be visible from Gateway Boulevard,
and the front of the relocated dumpster will not be visible from Quantum Boulevard any existing
landscaping that will be impacted by the new dumpster location will be relocated/replaced to
create an appropriate screening along the rear and sides of the dumps lIy-consistent with

The relocated dumpster will not extend over any public utility easements, and will not interfere
with the operation of drainage or any other utilities The relocated dumpster will not reduce the
amount of parking or loading areas required for the building below the minimum amount
required by Code, and will not restrict or inhibit access from any required emergency exit from
the building The relocated dumpster will not conflict with other existing uses at this project.
For your use in processing this request, please find enclosed the following materials
a A check (RJM) in the amount of $10000 as processing fee, and,
b Four signed and sealed copies of drawings illustrating the location, dimensions and
details of the proposed dumpster relocation
