We are requesting your approval of a waiver to allow our truck access driveway widths to exceed the 32'
standard As you are aware recent revisions to Chapter 23 Article 1/ H.A of the zoning code (via Ordinance
02-033) prohibits access points to projects to exceed 36' in width unless approved by the City Engineer
The attached site plan which will be resubmitted at the October 8,2002 TRC meeting, proposes four access
points to the project two of which exceed the 36' maximum width restriction
This project is located within an approved Planned Industrial Park and will consist of 196 554 sq ft. of
commercial/office/warehouse space The two access points which are the subject of this request are
designed for the use of the tractor trailer trucks and are located at the southern (at 39'11') and northern (at
39' 6") areas of the site The southernmost entrance is off of High Ridge Road cul-de-sac and allows semi-
truck trailers to enter the site from this median free roadway The trucks will then utilize the western loading
area and then exit via the north or south drive
Due to the nature of the business which will be located in this facility as typical of most uses in industrial
settings the semi-tractor trailers which deliver to these businesses require greater than 36' to maneuver
adequately into and out of these type projects We have developed the site plan so as to separate the two
types of vehicular access auto and truck, to the maximum extent possible
Please note that this is a revised site plan for which the City had previously granted approval of this waiver
request (see attached letters) The purpose of the site plan revision is to 'flip' the building so that it fronts on
1-95, rather that High Ridge Technically, the previous site plan approval has expired and, therefore, it is
necessary that we again submit this waiver request.
