The purpose of thIS request IS for approval to allow the project to be phased by constructmg the southern portion of the building first, and the northern portion of the buildmg (or the northern buildmg) at a later date as leasmg and marketmg conditions dictate. I had met WIth LUSIa Galav and Enc Johnson some t1Ille ago and they confirmed that the requested (as described below and on the enclosed plans) would be considered mmor m nature and could be processed under a mmor modIfication. The ongmal approved SIte plan proVIded for a smgle large buildmg. An ahernatIve deSIgn, as depIcted on the attached plans, IS for two (2) Identical buildings separated by a dnveway WIth double loaded parkmg and landscape areas adjacent to each buildmg. Both Sides ofthe buildmgs, facmg 1-95 and High RIdge Road, have the same arcmtectural details and features as preVIously approved for the smgle buildmg layout. It IS the apphcant's mtentlon to construct two Identical buildmgs, phased as shown on the attached plans. However, the applicant respectively reserves the nght to construct the project as ongmally proposed and approved. SpecIfically, one large structure conslstmg of the entIre buildmg square footage as ongmally approved m the second phase, rather than 'splittmg' the building mto two separate "free-standmg" sections. The followmg modIfications have been made to the plans. . The Site plan has been reVIsed to depict the ConstructIOn of a 91,367 gross square foot buildmg for Phase A. The optIons for the second phase mclude buildmg an additIon to the first buildmg conslstmg of the entIre square footage ofthe buildmg ongmally approved, or, buildmg a mirror Image buildmg consIStmg of91,367 gross square feet. . A new dnveway connectIon to High Ridge Road (nght-m and nght-out only) has been proVIded to allow for dIrect access to the proposed dnveway SItuated between the southern and northern buildmg area.'i. . A phase lme has been added to the Site pl~ landscape plan, and Civil plans. . The landscape plans have been reVIsed to mdlcate the landscape to be mstalled m Phase A versus Phase B. In addrtIon, m accordance WIth a request by the Quantum Archrtectural ReVIew COmmIttee, the landscapmg along High Ridge Road will be lllStalled as part of Phase A and will be lllStalled so the height of the hedging matenal will be SIX feet (6') at the time the first CertIficate of Occupancy IS ISSUed for the first tenant m the proposed buildmgs. Please be aware that the developer IS proposmg to lllStall underground mfrastructure for Phase A concurrent WIth that buildmg per the CIvil drawmgs submItted hereWIth. The remammg requrred mfrastructure will be constructed WIth Phase B and can be proVIded to accommodate either two separate buildmgs, as now propose~ or one large buildmg as previously approved. It IS understood that once the first buildmg IS built, the proJect's development order IS vested. The developer IS proposmg to clear and grub the entIre Site as part of Phase A, and pnor to the issuance of any buildmg penmts for tlus project. The clearmg work will NOT mclude disturbance of eXlstmg native trees on the property (i.e a liImted number of Saba I Palm trees that will be tagged to Identrl)rthem as to remam) or the streetscape trees along High Ridge Road and the southern boundary ofthe property (also to be tagged). The addItIon of a meter and pump room are shown on the plans so that each ofthe buildmgs may be servIces separately We are below code thresholds m this regard so as to remam a mmor modIficatIon; There has been no reductIon m the number of parkmg spaces, eIther handicap or standard, and, There are no other changes pertammg to the buildmgs or future tenant unprovements that are currently known.
