In response to your request for the admmIstratIve reVIew and approval of the modIficatIOns proposed to
the above-referenced, approved sIte plan, please be mformed that the reduced square footage for Phase
Two and sIte modIficatIOns related to the relocatIOn of the water mam as shown on the sIte plan date
stamped 03/14/02 are "mmor", as defined wIthm the Land Development RegulatIOns, Chapter 4- SIte
Plan RevIew
ThIs proJect may contmue to be processed by the Buildmg DIVISIOn as a penrut applIcatlon contlngent upon
the followmg conrntIOns.
1 If the SIdewalk IS flush to the south and east parkmg areas mrncate eIther Type D curb or parkmg
blocks to prevent vehIcular encroachment onto the SIdewalk;
2. On the permIt plans provIde addItIOnal grade mformatIOn and lor details showmg complIance

I have reviewed the above referenced plans, forwarded to me on 4/09/02, against the
requirements outlined in the City of Boynton Beach Code of Ordinances (available on-line at
www.cLbovnton-beach.f1.us) Following are my comments with the appropriate Code and Land
Development Regulations (LDR) referenced
o It appears that there is a difference in grade between the sidewalk and the south and east
parking areas Please indicate clearly whether the sidewalk is flush to the parking lot or not.
If flush, indicate either Type D curb or parking blocks to prevent vehicular encroachment
onto the sidewalk.
o Provide additional grade information and/or details showing compliance with the Florida
Accessibility Code (4 6 3) for the handicap ramps adjacent to the handicap spaces
I understand these plans have been forwarded to Dave Kelley, Utilities Engineer, for
abandonment of the existing easement and designation of a new utility and drainage easement
to accommodate relocated utility lines

Attached please find four sets of the sIte plan, landscape plan and CIvil draWIngs for the above
referenced project. These plans are submItted for the purpose of requestIng a mmor modIficatIon
to the SIte plan approved by the CIty CommISSIOn on April 3, 200 I ThIS SIte plan has receIved one
mInor modIficatIOn approval WhICh deSIgnated 4,567 5 square teet of the future expanSIOn as Phase
Two New ConstructIOn
ThIS request for mod1ficatIOn IS the result of an eXIstmg easement WhICh runs through the footprInt
of the expanSIOn for the new bUIldIng. ThIS eXIstIng easement was not noted on the prIor survey,
and, smce dIscovered, wIll reqUIre the abandonment and relocatIOn of the easement. ThIS resulted
In the Phase Two New ConstructIOn' square footage to be reduced to 3,780 to accommodate the
relocatIon of the easement. A bnef outlIne of the changes to the plans are as follows

request for a tIme extenSIOn has been submItted and IS bemg heard on the same approval schedule
as the abandonment of the aforementIOned easement. Once thIS mmor amendment has been
approved by your Department, our clIents wIll submIt for bUIldmg permIts We are aware that the
permIt wIll not be Issued untIl the abandonment has been approved.

Landscape Plan / Specifications and Details Sheet
The prevIOusly approved landscape plan meets the 50 % natIve tree specIes reqUIrements.
The Schefflera arboncola "tnnette" may be reqUIred to be changed to a natIve speCIes to meet the
50 % natIve shrub speCIes reqUIrements.
The NephrolepIs exaltata (Boston Fern) may be reqUired to be mstalled to meet the 50 % natIve
speCIes groundcover reqUIrements.
The use of Dahoon Holly trees along the South penmeter of the parkmg lot should provIde
addItIOnal vIsual buffenng for the resIdentIal umt owners South of the Lot 47-D dramage canaL
The proJect should contmue m the normal reVIew process.
