Dear Lusia,
I am writing as authorized representative of Premier Gateway Center at Quantum LLP-
owner/developer/landlord of the subject property to request City of Boynton Beach ("City")
approval of various site plan revisions (a general "house-keeping of issues) identified below
and on the enclosures herewith provided The revisions to the site plan are necessary in order
to both address certain tenant requirements and to bring our plan into full conformance with
both City and Quantum Property Owner Association ("POA") rules and regulations Please note
that a similar request for approval has been submitted to the POA for approval by the Quantum
Architectural Review Committee ("ARC")
We would respectfully suggest that all of the changes proposed are minor in nature in that they
don't increase the intensity of the development, or result in the loss of any parking spaces or
result in the loss of landscaping (other than some minor areas of sod and shrubs) or create
nuisance situations, or result in any violations of City rules regulations, goals or objectives or
interfere with any offsite uses, or are in conflict with utilities or impact any drainage facilities
I have enclosed three sets of drawings and a check in the amount of $10000 as processing
fees for these revisions - please let me know if any additional fees are required
The changes that we are proposing are summarized below and reflected on the enclosed plans
a Revisions to the typical signage plan for Buildings No 1 2 and 3 - including the
elimination of the Tenant ID Plaques previously shown for the front of the buildings and
the elimination of the Building Identification Numbers previously proposed to be located
within the center rear of each building Typical tenant signage shall be provided as
follows

door area in the front of the buildings again with the signs situated over the
decorative band defining the entry areas,
3 Materials used for signage on the building shall continue to be black flat dye-cut
lettering/symbols with the option (subject to ARC and City approval) to substitute
channel lettering/symbols with white back lighting,
b Provisions for alternative signage for Buildings No 1 2, and 3 (i e the original design
approach) - whereby tenant signage may be provided within the 24 wide by 5 high area
situated immediately above the entrance doors along the front elevation of the buildings
Materials used for signage on the building shall continue to be black flat dye-cut

c Revisions to the location of one monument sign along Gateway Boulevard for Building
No 1 - i e moving the proposed sign from the west side of the western entrance

storage areas) could be placed behind Buildings No 1 2 and 3 - in previous submittals
we had limited the distance of the fence from the rear wall of the buildings to 60'-4" i e
just beyond the edge of the concrete apron behind the buildings At the request of
various tenants, we are proposing to allow for fencing enclosing outdoor storage areas
to be situated as far as 65 from the rear wall of the building

f Modification of the fencing materials/colors for Buildings No 1 and 2 - fencing around
approved outdoor storage areas for these two buildings shall be galvanized fence, posts
supports and gates with vinyl slats to match (to the extent commercially available) the
main building color - consistent with the fencing previously approved by the City and

outdoor storage areas for this building shall be black vinyl coated fence, posts supports
and gates with black vinyl slats,

room (located outside of the limits of the shell building) in the southeastern (rear) corner
of Building No 3 (i e in the truck court area) - no landscape area has been removed as
a result of this change,
m Revised location of FPL transformer pad for Building No 2 - the FPL transformer pad
has been relocated to the southwestern (rear) corner of Building No 2 in order to
facilitate electric service to the project as recommended by FPL,

n Revised location of FPL transformer pad for Building No 3 - the FPL transformer pad
has been relocated to the east side of the Building No 3 site (in the open space area
near drainage Tract "J") in the approximate north-south center of the building in order to
facilitate electric service to the project as recommended by FPL,
o Revised alignment of driveway at the extreme northwestern corner of Building No 3 -
the westernmost portion of the northern driveway serving Building No 3 has been
shifted to the south (through a straight line transition) a maximum distance of 4 so as to
facilitate the construction of a retaining wall as described below'
p Addition of a retaining wall feature along the western portion of the northern boundary of
Building No 3 - a retaining wall will be constructed to protect t he chain link fencing
along the north property line and avoid any disturbances to the grades (approximately 2
above grades on the Building No 3 development site in the area of the retaining wall)
within the native upland preserve area to the north

SITE PLAN REVISION REQUESTS ASSOCIATED WITH CORT TENANT IMPROVEMENTS
AT BUILDING NO 1
q Addition of another (i e a second) monument sign (i e a tenant monument sign as
proposed by Cort) along Gateway Boulevard to the immediate west of the western
entrance driveway serving Building No 1 with the location and details being wholly
consistent with the Quantum Park signage criteria,
~ r Special signage for Cort varying from the building standard as described below and as
previously approved by the Quantum POA/ARC

1 Letters to be black channel (4 deep) style,
2 Letters to be back lighted with WHITE neon tubing,
3 Letters identifying Clearance Center" (total sign area of 29 13 SF) to be placed
in the Alternate sign location as described in item b above - lettering shall be 18"
tall and 19 -5" long thereby falling within the standard sizes
4 Letters identifying "CaRT" (total sign area of 105 26 SF) to be placed directly on
the face of the building to the east of the eastern entrance feature serving the
Cort tenant space - lettering shall be 5 -5 tall and 19'-5" long These letters will
be 5" taller than the maximum sign height of 5'-0" previously approved by the
City, but this sign has been approved by the Landlord and the POA/ARC,
5 Letters identifying "Furniture Rental" (total sign area of 89 38 SF) are to be also
to be placed directly on the face of the building to the east of the eastern
entrance feature serving the Cort tenant space - lettering shall be 2'.9" tall and
32'.6" long These letters will be 9" taller than the normal letters approved, and
the length will be 4.6 greater than the normal length of signs previously
approved by the City but this sign has been approved by the Landlord and the
POA/ARC, and
6 The grand total area of signage proposed by Cort to be installed on the face of
the building is therefore 223 77 SF
NOTE. The Cort tenant lease space includes two main entrance panel features along
the front face of the building however signage will be limited to the eastern entrance
feature and along the face of the building to the east over the new entrance to be
created as described in item t, below Each of the entrance areas would be entitled
to a total of 140 SF of signage area (5 by 28) and therefore signage over two
entrance features would amount to 280 SF Since the signage proposed for Cort is
less than 280 SF, we would respectfully suggest that the alternative design as
requested by Cort is acceptable

western trash dumpster location open to the truck service court. The fencing for
ITT will comply with the standards identified above

The proposed uses of the outdoor storage area by ITT (as identified in items u v and w
above) are ancillary to the uses approved within industrial use zones in the Quantum
Corporate Park PID This proposed outdoor storage activities considered as being
supplemental to and complementary with the office warehouse, industrial and
wholesale sales uses currently allowed within industrial use zones
I have enclosed sketches of the proposed location of the outdoor storage area for the
ITT tenant space at Building No 2 The sketches indicate the approximate location of
the fence enclosure around the proposed outdoor storage use area as well as the
raised loading platform and covered storage/unloading area
The proposed outdoor storage use area for the ITT tenant space will amount to a total
enclosed area of approximately 7730 square feet, or only about 2.92% of the Building
No 2 site area (6 0867 Ac.) far less than the maximum 15% coverage for outdoor
storage area allowed by the Boynton Beach Florida Code of Ordinances ("Code ')
As illustrated on the enclosed exhibit, the fenced outdoor storage area and will be
primarily located on the concrete truck service court aprons located in the rear of the
building The proposed improvements in the truck court: will not interfere with normal
vehicular traffic, or emergency vehicle traffic patterns or flow; will not interfere with any
trash dumpsters or the operation of drainage or any other utilities, and will not disturb
any landscaping, will not reduce the amount of parking or loading areas required for any
building below the minimum n umber required by C ode and, will not restrict 0 r inhibit
access from any required emergency exit from the building
The proposed 0 utdoor storage a ctivities associated with I TT's uses w ill be effectively
hidden from view from the adjacent roadways, and surrounding projects within Quantum
Park, by the building perimeter landscaping, and/or the proposed fence enclosure It is
also noted that t he fencing, platform, covered a rea and 0 utdoor storage activities will
take place in an area that would otherwise be occupied by trucks
I trust that the information contained herein, and the attachments hereto addresses the City's
processing requirements however please do not hesitate to contact me should you require any
clarification or additional information regarding these matters
Recognizing that there are a number of revisions being requested at this time, I would propose
that we meet, say next Tuesday (July 15 2003) or Wednesday (July 16 2003), to review and
discuss all of these matters Such a meeting should enable us to identify any additional
information or materials you will need in order to complete your review and approval process
since some of these matters concern issues of interest to the Building Department, by copy of
this letter I am requesting that Tim Large also attend our meeting

Based upon our discussions of last week, it's my understanding that the enclosed plans were
the only documents that you had thought at that time would be necessary in order to complete

Dear Lusia,
I am writing, as authorized representative of Premier Gateway Center at Quantum, LLP -
owner/developer/landlord of the subject property, to request City of Boynton Beach ("City")
approval of various site plan revisions (a general "house-keeping" of issues) identified below
and on the enclosures herewith provided The revisions to the site plan are necessary in order
to both address certain tenant requirements, and to bring our plan into full conformance with
both City and Quantum Property Owner Association ("POA") rules and regulations Please note
that a similar request for approval has been submitted to the POA for approval by the Quantum
Architectural Review Committee ("ARC")
We would respectfully suggest that all of the changes proposed are minor in nature in that they
don't increase the intensity of the development, or result in the loss of any parking spaces or
result in the loss of landscaping (other than some minor areas of sod and shrubs), or create
nuisance situations, or result in any violations of City rules, regulations, goals or objectives, or
interfere with any offsite uses, or are in conflict with utilities, or impact any drainage facilities
I have enclosed three sets of drawings and a check in the amount of $100 00 as processing
fees for these revisions - please let me know if any additional fees are required
The changes that we are proposing are summarized below and reflected on the enclosed plans
a Revisions to the typical signage plan for Buildings No 1, 2 and 3 - including the
elimination of the Tenant ID Plaques previously shown for the front of the buildings, and
the elimination of the Building Identification Numbers previously proposed to be located
within the center rear of each building Typical tenant signage shall be provided as
follows

the buildings with the sign situated over the decorative band defining the entry

various tenants, we are proposing to allow for fencing enclosing outdoor storage areas
to be situated as far as 65' from the rear wall of the building,

f Modification of the fencing materials/colors for Buildings No 1 and 2 - fencing around
approved outdoor storage areas for these two buildings shall be galvanized fence, posts
supports and gates with vinyl slats to match (to the extent commercially available) the
main building color - consistent with the fencing previously approved by the City and

has been relocated to the southwestern (rear) corner of Building No 2 in order to
facilitate electric service to the project as recommended by FPL,

has been relocated to the east side of the Building No 3 site (in the open space area
near drainage Tract "J"), in the approximate north-south center of the building, in order to
facilitate electric service to the project as recommended by FPL,
o Revised alignment of driveway at the extreme northwestern corner of Building No 3 -
the westernmost portion of the northern driveway serving Building No 3 has been
shifted to the south (through a straight line transition) a maximum distance of 4 so as to
facilitate the construction of a retaining wall as described below;
p Addition of a retaining wall feature along the western portion of the northern boundary of
Building No 3 - a retaining wall will be constructed to protect t he chain link fencing
along the north property line and avoid any disturbances to the grades (approximately 2'
above grades on the Building No 3 development site in the area of the retaining wall)
within the native upland preserve area to the north,

SITE PLAN REVISION REQUESTS ASSOCIATED WITH CORT TENANT IMPROVEMENTS
AT BUILDING NO 1
rJ q Addition of another (i e a second) monument sign (i e a tenant monument sign as
proposed by Cort) along Gateway Boulevard to the immediate west of the western
entrance driveway serving Building No 1 with the location and details being wholly
consistent with the Quantum Park signage criteria,

r Special signage for Cort varying from the building standard as described below and as
previously approved by the Quantum POA/ARC
1 Letters to be black channel (4" deep) style,
2 Letters to be back lighted with WHITE neon tubing,
3 Letters identifying "Clearance Center" (total sign area of 29 13 SF) to be placed
in the Alternate sign location as described in item b, above - lettering shall be 18"
tall and 19'-5" long thereby falling within the standard sizes,
4 Letters identifying "CORT" (total sign area of 1 05 26 SF) to be placed directly on
the face of the building to the east of the eastern entrance feature serving the
Cort tenant space - lettering shall be 5'-5" tall and 19'-5" long These letters will
be 5" taller than the maximum sign height of 5'-0" previously approved by the
City, but this sign has been approved by the Landlord and the POA/ARC,
5 Letters identifying "Furniture Rental" (total sign area of 89 38 SF) are to be also
to be placed directly on the face of the building to the east of the eastern
entrance feature serving the Cort tenant space - lettering shall be 2'-9" tall and
32'-6" long These letters will be 9" taller than the normal letters approved, and
the length will be 4'-6" greater than the normal length of signs previously
approved by the City, but this sign has been approved by the Landlord and the
POA/ARC; and,
6 The grand total area of signage proposed by Cort to be installed on the face of
the building is therefore 223 77 SF
NOTE The Cort tenant lease space includes two main entrance panel features along
the front face of the building however, signage will be limited to the eastern entrance
feature and along the face of the building to the east over the new entrance to be
created as described in item t, below Each of the entrance areas would be entitled
to a total of 140 SF of signage area (5' by 28'), and therefore signage over two
entrance features would amount to 280 SF Since the signage proposed for Cort is
less than 280 SF, we would respectfully suggest that the alternative design as
requested by Cort is acceptable

The proposed uses of the outdoor storage area by ITT (as identified in items u, v, and w,
above) are ancillary to the uses approved within industrial use zones in the Quantum
Corporate Park PID This proposed outdoor storage activities considered as being
supplemental to and complementary with the office warehouse, industrial, and
wholesale sales uses currently allowed within industrial use zones
I have enclosed sketches of the proposed location of the outdoor storage area for the
ITT tenant space at Building No 2. The sketches indicate the approximate location of
the fence enclosure around the proposed outdoor storage use area, as well as the
raised loading platform and covered storage/unloading area
The proposed outdoor storage use area for the ITT tenant space will amount to a total
enclosed area of approximately 7,730 square feet, or only about 2.92% of the Building
No 2 site area (60867 Ac.), far less than the maximum 15% coverage for outdoor
storage area allowed by the Boynton Beach, Florida Code of Ordinances ("Code")
As illustrated on the enclosed exhibit, the fenced outdoor storage area and will be
primarily located on the concrete truck service court aprons located in the rear of the
building The proposed improvements in the truck court: will not interfere with normal
vehicular traffic, or emergency vehicle traffic patterns or flow; will not interfere with any
trash dumpsters or the operation of drainage or any other utilities and will not disturb
any landscaping, will not reduce the amount of parking or loading areas required for any
building below the minimum n umber required by C ode and, will not restrict 0 r inhibit
access from any required emergency exit from the building
The proposed 0 utdoor storage a ctivities associated with I TT's uses w ill be effectively
hidden from view from the adjacent roadways, and surrounding projects within Quantum
Park, by the building, perimeter landscaping, and/or the proposed fence enclosure It is
also noted that t he fencing, platform, covered a rea and 0 utdoor storage activities will
take place in an area that would otherwise be occupied by trucks

processing requirements, however, please do not hesitate to contact me should you require any

Recognizing that there are a number of revisions being requested at this time, I would propose
that we meet, say next Tuesday (July 15 2003) or Wednesday (July 16, 2003), to review and
discuss all of these matters Such a meeting should enable us to identify any additional
information or materials you will need in order to complete your review and approval process
since some of these matters concern issues of interest to the Building Department, by copy of

Our tenant Cort Busmess ServIces has prevIOusly submItted a sIgnage package for your
approval. The Landlord IS aware of the fact that the signage request does not adhere to
the signage package approved by the Quantum Park Property Owners' AssociatIon, Inc
As you have suggested, we are requestmg a Vaflance. Listed below is the sIgnage critena
and what Cort Busmess Services has submItted for approval.
· LocatIOn - on tombstone above entrance (The tenant name "Cort FurnIture
Rental" IS located to the right ofthe tenant entrance and the words "Clearance
Center" are located under the tombstone)
· SIgn SIze - 5' x 24' area as indIcated m SIgn package (Cort's SIgn IS 5" WIder and
38.16' longer than the sIgnage criteria.)
· Letter SIze - MaxImum 2' lugh (The word "Cort" is 3'-5" taller than height in
sign critena and ''FurnIture Rental" is 9" taller than the signage cnteria.)
· Letter Color - Black (The SIgn is black but illuminated.)
· Letter Font - AllIS mmion condensed bold, or pnmary is mmion condensed bold
and secondary IS Helvetica condensed bold. (The word "Cort is Garamond bold
and the remaining words are Furtura bold)
· Letter Type - y.." to W' thick aluminum, painted black
Cort Furniture did not submit a request for tenant dock ID panels. The Landlord is not
requiring the tenants to install these panels. The tenant has submitted a request to install
black awnings. As you requested in your letter dated January 23, 2003, the color
rendering (black), fabric sample (including a five year warranty), was submitted to your
office.
