Modification to the truck court area to provide for two additional 16' w ide by 40 long concrete ramps to service Building No 3 with the ramps to be located on either side of the new meter room location, \ Addition of a maintenance room for Building No 3 - in order to provide a location for supplies and general storage for Landlord s use we have incorporated a maintenance room (located outside of the limits of the shell building) in the southeastern (rear) corner of Building No 3 (i e in the truck court area) - no landscape area has been removed as a result of this change, m Revised location of FPL transformer pad for Building No 2 - the FPL transformer pad has been relocated to the southwestern (rear) corner of Building No 2 in order to facilitate electric service to the project as recommended by FPL, \ / n Revised location of FPL transformer pad for Building No 3 - the FPL transformer pad has been relocated to the east side of the Building No 3 site (in the open space area near drainage Tract "J") in the approximate north-south center of the building in order to facilitate electric service to the project as recommended by FPL, o Revised alignment of driveway at the extreme northwestern corner of Building No 3 - the westernmost portion of the northern driveway serving Building No 3 has been shifted to the south (through a straight line transition) a maximum distance of 4 so as to facilitate the construction of a retaining wall as described below' p Addition of a retaining wall feature along the western portion of the northern boundary of Building No 3 - a retaining wall will be constructed to protect t he chain link fencing along the north property line and avoid any disturbances to the grades (approximately 2 above grades on the Building No 3 development site in the area of the retaining wall) within the native upland preserve area to the north ,.~"'- f Lusia Galav, AICP Principal Planner - City of Boynton Beach / Planning and Zoning Division Request for Administrative Approval - Minor Site Plan Amendments Gateway Business Park - Buildings No 1 2 and 3 (Lots 32 through 38) Quantum Corporate Park PIO Quantum Park DRI Boynton Beach Florida July 11 2003 Page 4 SITE PLAN REVISION REQUESTS ASSOCIATED WITH CORT TENANT IMPROVEMENTS AT BUILDING NO 1 q Addition of another (i e a second) monument sign (i e a tenant monument sign as proposed by Cort) along Gateway Boulevard to the immediate west of the western entrance driveway serving Building No 1 with the location and details being wholly consistent with the Quantum Park signage criteria, ~ r Special signage for Cort varying from the building standard as described below and as previously approved by the Quantum POA/ARC (., 1 Letters to be black channel (4 deep) style, 2 Letters to be back lighted with WHITE neon tubing, 3 Letters identifying Clearance Center" (total sign area of 29 13 SF) to be placed in the Alternate sign location as described in item b above - lettering shall be 18" tall and 19 -5" long thereby falling within the standard sizes 4 Letters identifying "CaRT" (total sign area of 105 26 SF) to be placed directly on the face of the building to the east of the eastern entrance feature serving the Cort tenant space - lettering shall be 5 -5 tall and 19'-5" long These letters will be 5" taller than the maximum sign height of 5'-0" previously approved by the City, but this sign has been approved by the Landlord and the POA/ARC, 5 Letters identifying "Furniture Rental" (total sign area of 89 38 SF) are to be also to be placed directly on the face of the building to the east of the eastern entrance feature serving the Cort tenant space - lettering shall be 2'.9" tall and 32'.6" long These letters will be 9" taller than the normal letters approved, and the length will be 4.6 greater than the normal length of signs previously approved by the City but this sign has been approved by the Landlord and the POA/ARC, and 6 The grand total area of signage proposed by Cort to be installed on the face of the building is therefore 223 77 SF NOTE. The Cort tenant lease space includes two main entrance panel features along the front face of the building however signage will be limited to the eastern entrance feature and along the face of the building to the east over the new entrance to be created as described in item t, below Each of the entrance areas would be entitled to a total of 140 SF of signage area (5 by 28) and therefore signage over two entrance features would amount to 280 SF Since the signage proposed for Cort is less than 280 SF, we would respectfully suggest that the alternative design as requested by Cort is acceptable ,.
