The following is a response to the Technical Review Cormmttee comments of 1/26/01
PUBLIC WORKS
33 Dumpster gate note added to sheet SP-3
34 Although we disagree with this due to the dumpster backing up to an existing fence which
does note leave room for maintalOing the shrub, we will add shrubs on the back SIde of the
dumpster enclosure. See sheet SP-2.
UTILITIES
33 Utilities are shown on sheet SP-l, SP-3 Utilities did a field survey for us on December 7,
2000 and located the eXIstlOg utilities. The water maIO along Federal Highway IS a 6" WM.
34 This is an existing operating SIte. Do we need to do fire flow calculations? If It is mandatory
we will order them after the TRC meetIng.
35 See sheet SP-l for the location of eXisting fire hydrants. The existlOg fire hydrant is with-IO
200' of all areas of the building with the exception of the northwest comer of the proposed
addition. ApprOXimately 180 sf of the ground floor area (6% of the total ground floor) is not
with-IO this 200' radius of the eXIstlOg fire hydrant. There IS another existing fire hydrant
directly to the rear of the property on the west side of the railroad ROW which would make
this rear area with-in 200' of that hydrant.
36 We will follow PBCHD reqUIrements if an extension is necessary

33 I do not understand this statement. I do not see the conflict. LocatIon map on survey IS
correct.

33 At time of permitting a certified letter will be submitted showing the lighting system does
comply with chapter 23, article II.A.
34 We were told at our preliminary application meeting that due to this being an existing site
with mmor modifications to the parkmg lot, showing only the drainage pattern would probably
be ok. Now are you saying that we MUST sublll1t a dramage plan that IS certified by an
engineer showmg calculations, etc.?
35 Added one-way signage and markings per comment. See Sheet SP-3
36 As discussed m our pre-application meeting, there is no room on the eXlstmg site to add a
loading space and also have parking. If we are made to do tlus we will be force to walk away
from improving the property Had we known, and we did ask, m the begmmng the city would
require a loading space, we would not have spent all the time and money to get this far Please
look at this as an eXisting site. We are not changing the functions of the site. Imtially, the site
was not required to have a loading space. We feel tlus is a grandfather situation. Please,
reconSider tlus request.
3 7 We will locate the FDOT curbing around all areas with the exception of the north landscape
area. This is where the dr8.lnage occurs and a curb will prevent this from happenmg. See sheet
SP-3 for added curbmg locations.
38 Architect will submit appropriate number of signed and sealed drawings after review process.
39 Variances applications have been submitted for 7 parking spaces.
