In response to your request dated May 10, 2005 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following
. Connection of the two buildings, involving the elimination of
parking currently located there and provision of additional
landscaping in the area of new construction (as depicted on the
attached plan)
Please be informed that the proposed changes on the revised
date stamped 5/10/04 are "minor" as defined within the
Development Regulations, Chapter 4 Si te Plan Review

Dear Mr Rumpf,
I am writing on the behalf and at the request of our clIent, PremIer Gateway Center at Quantum LLP
("Applicant" and "Developer") regardmg the processmg of a request for mrnor SIte plan
modIficatIons.
Attached please find four sets of the reVIsed SIte plan, arclutectural elevatIons, and landscape plan for
the above referenced project, along WIth a filing fee check m the amount of $100 00 CIvil
engmeering plans are not bemg submItted with the minor modificatIon request as it was deternnned,
at the pre-applicatIon meetmg, they can be addressed dunng the buildmg permIttmg process due to
the minor nature of the changes. These plans are submItted for the purpose of requestmg a mrnor
modificatIon to the SIte plan for the above project wluch was approved by the City ComnnsslOn on
November 6, 2002.
On August 45, 2003, the Zonmg DIVIsion approved a Minor ModIficatIon to the SIte plan (MMSP
03-058) which allowed the project to be phased. The approval allowed the developer to split the
building mto two separate buildmgs, or ultnnately construct one large buildmg as had been reVIewed
and approved by the City ComnnsslOn. Subsequently, two separate buildings were constructed with
a dnve aISle separating the two The purpose oftlus request IS for approval to join the two buildmgs
by constructmg addItional square footage. AgaIn, thIs plan IS consIstent WIth the concept OrIginally
approved by the City Cornnnssion.
The changes to the proposed SIte plan mclude the follOWIng:
1 Removal of parking and drive aISle between the two existing buildings to allow for
constructIon of the additional buildmg square footage. The reVISed tabular data mdIcates that
the SIte now requires 324 parkmg spaces and 462 are proVIded.

2. AddItion of 13,048 square feet WIth parkIng depIcted to the east of the buildmg expansIOn,
along WIth addItIonal landscape prOVIded on both the east and west facades of the new
buildmg. Landscape IS also bemg proVIded on m the new parkmg area (islands) to the east
of the buildmg.
Please be aware that our preVIously approved sIte plan allowed for commercIal uses on the portIon
of the buildmg located on lot 76 of the QuantwnPark Master Plan, tins bemg allowed as this lot has
a commerCial use deSIgnatIon. The apphcant wishes to make clear that the reVISIOns associated WIth
tills mmor modIficatIon request m no way elimmate the potentIal for commerCial uses to be located
in tins portion of the building m the future. We acknowledge the fact that such a change would
reqUIre the project to meet all applIcable property development regulatIons at the tune of such a
request and would need to proceed through the apphcable approval process.
I would like to respectfully request approval of the attached plans as a mmor sIte plan modificatIon
so that the applicant can proceed WIth the subrrnttal of buildmg pernnt applicatIons at the earliest
possible tune. Please feel free to call WIth any questIons or concerns you may have WIth the reVIsed
plans.
