Canterbury Attached hereto IS a check made out to the CIty of Boynton Beach, In the amount of $10000. for processIng thIS Minor ModIficatlOn request. The SIte plan amendments reflected m the submItted plans are as follows. Per several conversatIOns WIth KeVIn Hallerhan from the CIty of Boynton Beach, the developed green area located wIthm the SIte's preserve area, whIch IS approxImately 5,662 square feet, IS mconsIstent WIth the approved square footage of 7,136 square feet, as mdIcated on the approved plat. Mr Hallerhan has requested that we modIfy the. preserve area conSIstent WIth the approved square footage. Thts will reqUIre removal of a portlOn of the bnck paver "bump out areas" where the benches and trash receptacles were located. Mr Hallerhan has also requested a time zero report and momtonng for a two year penod for the preserve area as outlIned m the CDn documents. In order to address thIS area, the follOWIng actions are necessary' Westbrooke to remove the pavers and relocate a proposed lIght pole whtch was mdIcated on the West SIde of the preserve area. . In addItIOn, because of some deSIgn Issues, Westbrooke was reqUIred to modIfy the unIts to proVIde supports underneath the balcomes. The addItIonal supports were submttted and approved as part of a preyIOus mmor modIficatton request. In proVIdmg the needed supports, some of the landscapmg at the base of those supports was lost. In order to replace the landscapmg, CGA has modIfied the landscape sheets and relocated the landscapmg to alternattve locattons WIthm the sIte. Furthermore, Wesbrooke IS requestI~g to apply bnck pavers to the landscape areas located wIthm the central courtyards of the unItS. Westbrooke has realIzed that landscapmg in these areas, will be extremely dIfficult to mamtam, because of the hmIted sunlIght and water these courtyards will receIve. To that end, CGA has reVIsed the landscape sheets and relocated the proposed landscapmg to other 10cattons WIthm the SIte. At the contractor's workshop, and at the installation site At the contractor's workshop 1 Prepare house gravity line stubs. Using a length of Sch 40 PVC 4" pipe, solvent weld a cap on one end and chamfer the other end Cut a 4" slip coupling in half and glue one half in place 4" .:!:. 1/8" from the open end We recommend the gravity line stubs be six feet in length This will allow connection to the house gravity lines at a later date without disturbing the soil around the valve pit package 2 Assemble the pit bottom to the holding tank. Install the o-ring in the groove located on top of the holding tank. Align the "Suction Pipe" wording molded in the upper side of the pit bottom with the black ink mark etched on the top of the collection sump Bolt together with bolts nuts and washers The Nuts shall be installed on top of the pit bottom Be sure all bolts are firmlv tiQhtened. 3 Install the 6",3" and 4 grommets in the valve pit and pit bottom Lightly apply water or mild detergent to the inside of grommet. 4 Insert the 3" suction pipe into the 3" grommet in the pit bottom. 5 Insert the sensor/c1eanout pipe into the 4" grommet in the pit bottom 6 Insert a Modified sump breather for testing into the 6" grommet for the Sump Breather unit provided by AIRVAC When testing is completed remove the Modified sump breather and replace with cap provided by AIRVAC 7 Prefabricate a 3" pipe with a cap and insert a fitting, which will allow an air hose connection. 8 Sump Testina - Secure the 3" prefabricated fitting onto the end of the 3" suction line with a no-hub Pressurize the holding tank and connect the tubing from the clean/out sensor pipe to the HIGH port of the 0-50" W G magnehelic gauge Test at 40" W G for a period of one (1) minute (See figure 65-1) One inch W G per minute maximum leakage is allowed If the leakage exceeds one inch W G per minute find and repair the leak and retest. 9 Remove the prefabricated fittings 3 - Standard Detail 63-S Shallow pit with FlotatiOn and Flexible Service Lateral. At the installation site 1 Prepare the holding tank bed as specified on the engineer's drawings. Check to ensure that adequate gravity fall exists from the house to the holding tank. If sufficient fall does not exist, consult the site engineer or inspector prior to completing the valve pit installation. 2 Mark and cut the holes in the fiberglass holding tank required for the house gravity lines 3 Lower the holding tank into the prepared excavation hole. 4 Install the house gravity line stubs 4" j: 1/8" into the tank. Back-fill until the gravity lines are securely beaded 5 Continue back-filling until the back-fill is level with the top of the pit bottom and tamp to prevent settlement. 6 Sump Testing - Secure the 3" prefabricated fitting onto the end of the 3" suction line with a no-hub Remove the plug installed earlier and re-install the Modified sump breather When finished remove the modified sump breather and re-install the plug provided. Pressurize the holding tank and connect the tubing from the clean/out sensor pipe to the HIGH port of the 0-50" W G magnehelic gauge Test at 40" W G for a period of one (1) minute. (See figure 65-1). One inch W G per minute maximum leakage is allowed If the leakage exceeds one inch W G per minute find and repair the leak and retest. This second test at the project site is to assure the Contractor and the Owner that a tight seal has been achieved after the installation of the gravity lines stubs 7 Apply butyl tape to the top of the pit bottom. Align the 3" hole in the valve pit with the vacuum lateral and lower the fiberglass valve pit into place 8 Install the Fiberglass Anti-Flotation collar over the top of the valve pit so that it lays flat on the top side of the pit bottom 9 Insert the flexible 3" vacuum service later into the valve pit. Attach a 3" slip coupling (Do not glue this fitting This will be removed after the installation) to the end of the 3" suction pipe and the end of the 3" flexible service lateral The 3" flexible service lateral must come straight into the center of the pit + or - 'Y4 and be laid with a slight fall towards the vacuum main (See Figure 65-2) It is suggested the contractor drill (3) 1 holes in the 3" slip coupling to allow air into the lower sump while this fitting is temporarily in place for alignment purposes. 10 Complete the back-till Tamp or vibrate fill 11 Remove the slip coupling from inside the valve pit. 12. Glue a PVC cap onto the end of the Flexible Service Lateral. 13 Set the cast iron cover and frame into position 14 Pour concrete around the cast iron frame If applicable. NOTE It IS Important that the slIp couplmg be removed from the end of the servIce lateral and the suctIOn pIpe and replaced wIth a PVC cap pnor to applymg a vacuum to the vacuum mam. FaIlure to do thIS WIll collapse the lower collectIOn sump. The lower collectIOn sump must be vented through the home gravIty lIne pnor to Installation of the 3" vacuum valve. TEST AT 40' 'W G. The total additional trees that are now proposed provide an additional 2 trees around the units. To account for the 1620 shrubs at the units that are deficient, we have proposed an extra layer of planting on sheets L-3, L-5, & L-6. The buffer planting along High Ridge Road has been modified where to introduce a more varied planting palette and now includes adding 1400 shrubs. In addition, where the retaining wall is located in the Southeast corner of the larger parcel, additional shrub beds totaling 333 have been provided on the terraces there to enhance the residents view of this corner Thus, the shortfall of shrubs has been provided to meet the number originally approved by the Boynton Beach City commission On another note, the Williams Viburnum had been changed per Paul Guarglia's letter to Simpson Stopper The client has requested that at the end of the buildings, they would like color We have there revised on these plans the VS to Hamelia patens dwarf as this is a native variety, but also provides color Philodendron Xanadu was changed to Philodendron selloum due to availability The FPL transformers have been illustrated on the site plan in the as-built locations and shrubs have been located on three sides for screening P'\Projects\2002\022544 Quantum Village at Boynton BeachlCorrespondencelMemos\Quantum Canterbury March 2005-Courtyard Planting Revisions.doc If you have any questions or would like to discuss these revisions further, please contact me at 954-921-7781 We would welcome meeting with you to discuss these changes at your request. In addition, where the retaining wall is located in the Southeast corner of the larger parcel, additional shrub beds totaling 333 have been provided on the terraces there to enhance the residents view of this corner Thus, the shortfall of shrubs has been provided to meet the number originally approved by the Boynton Beach City commission On another note, the Williams Viburnum had been changed per Paul Guarglia's letter to Simpson Stopper The client has requested that at the end of the buildings, they would like color We have there revised on these plans the VS to Hamelia patens dwarf as this is a native variety, but also provides color Philodendron Xanadu was changed to Philodendron selloum due to availability The FPL transformers have been illustrated on the site plan in the as-built locations and shrubs have been located on three sides for screening.
