Show the detail for section 0-0 on sheet C-l Response: As noted. 2. Correct all the HlC sign callouts to indicate FTP-25 not 26. Response: As Noted. 3. Show two, 11 foot lanes at the egress driveway on the west side of High Ridge. Response: As Noted. 4. Indicate the clear sight dista~ces for both egress driveways per FDOT index 546. Also, show these same distances on the landscape planes. Response: As Noted 5. The drive aisles between buildings 5 & 6 shall be a minimum of 10 feet each, not 8 feet. Response: There is no drive aisle between buildings 5 & 6. The above comment may be referring to the drive aisle between building 6 and 7. The issue was corrected by changing the drive aisle from two-way traffic to one- way traffic. Page :1 of 4 Canterbury at Quantum Village June 27, 2003 6. Show all sidewalks on the pavement marking and signage plan. Response: As Noted 7. Relocate storm MH #12 four to five feet east (place in approximate middle of the common area). Response: MH #12 can't be moved in order to maintain the majority of the storm pipe in the middle of the green area. Although, the manhole is close to the property line, it is approximately 10 feet from the proposed building footprint. The current location of the' manhole is not within any structural conflict. 8. Change the alignment of the exfiltration run betweeri CB#32 and CB#5 so that it is not so close to the building footprint (west end). Response: The storm pipe has been centered in the green area, whish moved it away from the building footprint that was in question. .9. Why are two different materials being used for storm pipe? Cannot one material be selected and used throughout? Response: The 48" RCP storm sewer is per the original Quantum Drainage Master. Plan. The HD.P.E. is per the site plan design and has no bearing on the drainage of the site. SFWMD and. L WDD both have approved our drainage pain. 10. Show all turning radii on the plans to have a minimum radius 000 feet. Response: Please see site plan for radii. All radii were approved on the original site plan submittal. 11. Specify shellrock as an alternative to limerock. There are no limerock sources in Palm Beach County. Response: As Noted 12. Identify stop bar at the westbound egress driveway as 24 inch white. Response: As noted 13. Add "pedestrian crossing ahead" signs at the appropriate distances for advance notice to High Ridge traffic. For continuity through the project, use type "D" curbing along all roadways to protect vehicular encroachment backing into landscape areas. Specify stabilized subgrade for all roadways (see city standards P-2 & P-3). An administrative waiver by the City Engineer is needed for relief of this requirement. Response: The Type "D" curb is only located along the inside median on the main boulevard and along the outside of the parallel parking. All other locations there is a valley gutter. We would like to ask for an administrative waiver by the City, due to both of the City Standards P-2 & P-3 do not specifically specify that stablization is required. The issue of stablization was also discussed with the City's Engineering department and we were told that it was not required. 15. Identify all striping within High Ridge Rd. to be thermoplastic. Response: As noted 16. Identify sign legends for existing signs, proposed signs and signs to be relocated on High Ridge at the entrances to Canterbury. Response: As Noted 17. Provide parking details for 90 degree and parallel parking HlC spaces using city standards K-l & K-3 and the HlC accessibility code~ Response: As Noted 18; Show location of' blue RPM's for fire hydrants and red RPM's for Fire Department connections. Revise the last paragraph of note Vl1.F.i (sht C-13) to state that RPM's shall be installed by the contractor. RPM's shall be placed in the middle of the lane closest to the fire hydrant or Fire Department connection. Response: As noted 18. On all appropriate cross sections, show the buffer walls two feet off of all property lines. However, an 18 foot roadway does not fit in a 16 foot Right of Way. Correct the plat accordingly. The accessibility of any vehicle into the garage units will be trying at best along this alleyway. It is a requirement that under no circumstances will any access way in this development be less than 18 feet. Revised as noted The central angle on High Ridge Road reflects 37026' 13", where the legal description in the dedication indicates 37026'12". The 12" is correct, please correct this in this sheet.
