SUBJECT Boynton Festive Center - Building elevation changes for
the proposed Borders tenant
Dear Jill
This letter is provided at your request to identify the elements of
the building elevation of the proposed Borders tenant space that
staff recommends to be changed in order for the changes from the
original approved plans to be processed as a minor site plan
modification The elevation view drawings shown on the plans
prepared by Bignell Watkins Hasser Architects P A dated 4/11/95
with revision no 2 dated 5/16/95, project no 95045 00 were the
drawings used to make the following recommended changes
1 Remove all neon
2 Narrow the upper sign band of the Borders tenant facade
[east (front) elevation] to match the width of the
Circuit City [east (front) elevation] upper band or widen
the upper band on the Circuit City tenant facade to match
the width of the upper sign band of the Borders east
facade
3 Specify BS-1 as the material and color of the columns
that support the projected main entrance feature [east
(front) elevation]
4 Specify S-l as the material and color of the upper
portJ.on of the proj ected main entry feature [east (front)
elevation
5 Show eight (8) feet as the distance the Borders entry
feature projects from the main wall of the building

As per previous discussions, implementation of the above
recommendatl.ons are a condition of staff accepting the radius shape
of the Borders entry feature Please understand, if the above
recommendations are not acceptable to you, staff will have to re-
evaluate the radius shape of the entry feature To ensure that all
condi tions are implemented, submit for review two (2) revised
elevation view drawings incorporating the recommended changes The
revised drawings will be used during the processing of the minor
site plan modification (permit revl.ew)

and zoning statt at the City of Boynton Beach relative to the
approval or ~ne Boraers BOOKS and Music elevat~ons. The City has
requested the rOl1owing changes to the Borders elevation

white in color, needs to be revised to Coconut Cream which is the

along the top of the Circuit City elevation to coordinate with the
stucco band along the top of the Borders elevation.
3. The City inquired as to the distance the entry feature

4. The city will agree to the.4nt.ry feature even though th~y
are not completely satisfied with it if Borders agrees to eliminate

have changed the elevations as per your request as follows.
The 8" horizontal Amethyst trim has been changed to Dusty Rose.
The internal white vertIcal bands WIth medallions have been deleted.
The extension of the canvas awrungs are to be reduced and will match the red of the
Border's signage.
The entry feature plcr5 are to be split-face block in heu of gl~s block
The horizontaJ, cavalier band is to be Dusty Rose.
I have also enclosed a photo board of a recently completed prototypIcal 'Borders Book shop' As
you will observe, the canopy feature is a strong design element that ii complemented with
relationalcutved bulkheads in the interior of the store. The proposed Boynton Beach shop is
identical to the Columbia, Maryland shop in size and content.
Also note the red storefront and curved red steel beam supportmg the canopy feature. With
design contmulty in nunc, dcyu\tion from 8.Ily Items would break the design vocabuI.ary of Border's
national trademark and color scheme.
Further. the mtroduction of a white vertical stnp adjoinmg Circuit Oty's elevation will serve to
break the bandin.g of color on the Border Book's elevation. This is importa.nt to facilitate a proper
background for the signage on the Borders Book shop To narrow this band would force the
signage to intersect and break-up llIe color bands of the elevation.

Music to reflect all items as we discussed, with the exception of the following:

given the addition of the vertical white strip separat:ing Borders from the Circuit City,

Pursuant to our telephone conversation of yesterday I have
confirmed with Michael Haag of the City of Boynton Beach that the
Borders Book store Elevations will b. rovised as follows:

renderings which show the roundeQ entry feature. Doug MCMillen
visited the Borders Bookstore which recently opened in Coral
Springe:, Florida. He indicated that. the interior ot tt.e store
includQd a cirole in the middle and semi-circles in the tron~ and
rQar of the store. This theme could support our argument tor the
rounded Qntry, but it would be eas~er to do so ir I had some~nlng
concrQte to sho~ the City of Boynton Beach I Wl~l try to persuade
the City to administratively approve these Elevations because

Dear Mr Haag.
Please find enclosed revised extenor elevations of a proposed Borders Books and Circuit City We
have clw1ged the elevations as per your request as follows:
The 8" honzontal Amethyst trim has been changed to Dusty Rose.
The internal white 'VeI11cal bands with medallions have beeu deleted.
The extension of the canvas awnmgs are to be reduced and will match the red of the
Border's signage.
The entry feature pIers are to be split-face block in lieu of glass block
The horIZOntal cayalier band IS to be Dusty Rose.
I have also encl.o~ed a photo board of a recently completed prototypical 'Borders Book shop' As
you v.1.U obsen'e, the canopy feature is a strong design element that is complemented Vo1.th
relatIonal curved bulkheads in the interior of the store. The proposed Boynton Beach shop is
identical to the COlumbia, Maryland shop in size and content.
Also note the red storefront and curved red steel beam supporting the canopy feature. With
deSign continlllty in mmd, deviatIon from any items would break the:design vocabulary of Borders
natIOnal trademark and color scheme.
Funher the introduction of a whIte vertical s.trip adjolIllng Circuit City's elevation will serve to
break the bandmg of color on the Border Book~s elevation. This is Important to fil<iUtate a proper
background for the signege on the Borders Book shop. To narrow this band would force the
~ignage to intersect and break-up the color bands of the elevation.
