As requested, thIS letter IS m reference to the fire nser room and fire lIne for the above-
referenced project.
As dIscussed yesterday, the Developer has decided to not fire spnnkle the buildmg, as It
IS not required smce the buildmg IS less than 12,000 square feet. The plans bemg
submitted for permIttmg have been revised so that the fire riser room is not shown. The
Engineenng Plans will not show the fire lme and double detector check valve as
origmally shown on the conceptual plans submItted during TRC

Public Works - General
1 The dwnpster has been reoriented per discussions at the meeting.
Public Works - Traffic
2. A revised traffic statement has been submitted to Palm Beach County's Traffic
Engmeering DIvision for reVIew and approval.

3 The sight triangles are shown. The 10' x 10' sight triangle has been removed.
4 It is understood that a full review of pavmg, drainage and SIte details will take
place at the time of penmtting.
Utilities
5 Palm Beach County Health Department permits will be obtained for the water and
sewer improvements.
6. Fire flow calculatIons will be provided at the time of permitting.
7 The Developer will proVIde the capacity reservatIon fee.
8. City water will not be used for irrIgatIon purposes.

18. Signed and sealed working drawings shall be submitted for permitting.
19 The fimsh floor elevation proposed for the building is shown on the SIte data
table. The note has been added as requested along With the Flood Zone

21 A water use permIt will be obtamed from SFWMD and submItted at the tIme of
pennItting.
22. The required infonnatIOn will be provided at the tIme the capItal facility fees are

24 The eXIsting trees and vegetatIOn will be removed. A table has been added to the
plans showing how the eXIstmg trees will be replaced on-site.
25 The shade and palm trees listed on the Plant List WIll be a minimum of 12-14 feet
in height and 3 or 4 mches in caliper The required dunensIons have been added to
the details.
26. The details have been revised to include a lme indicatmg where the height of the
large tree an palm tree and the caliper at dbh will be measured at the time of
planting and mspection.
27 The elevatIon cross-section detail showing how the height of the proposed
landscape material will visually buffer the proposed parking lot facility from
Boynton Beach Boulevard and Congress Avenue road right-of-way has been

32. The Developer is coordinatmg WIth the adjacent property owner on a cross access
agreement.

Dear Mr Atefi.
ThIS is In response to your letter of November 24,2003, in whIch you commented that the traffic
statement for the above-referenced project did not utIlize the trip generation rates and pass-by
percentages acceptable to Palm Beach County We have revised our analYSIS to reflect trip
generation rates contained in the Palm Beach County Land Development Code, Table 10 8-3
Our revised analysis follows.
Existing Building Size and Land Uses
According to information contaIned In an October, 2002 survey of the eXIsting land use, a
Chevron gas station, this property contained a gas station with car wash and small convenience
store (approximately 1,000 square feet). The gas statIOn had eIght fueling positions.
Proposed Use
A site plan, dated November 3, 2003, indIcates that an 8,000-square-foot retail building is to be

Trip Generation Analysis
USIng trip generatIon data obtaIned from Table 108-3, Fair Share Road Impact Fee Schedule
Effective 1/01/2000, trip generation analysis was performed for both the existing and proposed
land uses. Table 1 shows the tnps assocIated with each land use. Note that the table also
Indicates the "pass-by" trips and internal capture reductIOns associated with each land use. These
pass-by trIpS rates and Internal capture rates are those speCIfied in Table 10 8-3 To estimate trips
generated by the combined existing uses, a methodology described In a letter from Allan A.
Enms, PE, AICP, dated February 23, 1999, (copy enclosed) was employed.
As Table 1 shows, the proposed land use IS expected to generate fewer new trips than did the
existIng land use.
