As requested by you, Miller Consulting, Inc. has performed an evaluation of hIstonc and future
trip generatIon associated WIth the above-referenced property located in the northeast comer of
the mtersection of Boynton Beach Boulevard and Congress Avenue in the City of Boynton
Beach, Flonda. Our findmgs are as follows.
Existing Building Size and Land Uses
Accordmg to mformatIon contamed m an October, 2002 survey of the existing land use, a
Chevron gas statIOn, the property contained a gas statIOn WIth car wash and small convemence
store (approxImately 1,000 square feet) The gas statIOn had eight fuehng pOSItIOns.
Proposed Use
A site plan, dated November 3, 2003, mdIcates that an 8,000-square-foot retail bUIldmg IS to be
constructed as a replacement for the eXIsting gas statIOn.
Trip Generation Analysis
Usmg tnp generation data obtained from the Institute of Transportation Engineers Trip
GeneratIOn manual, 6th EdItion, tnp generation analYSIS was performed for both the eXIstmg and
proposed land uses. Table I shows the trips associated with each land use. Note that the table
also indIcates the "pass-by" tnps reductIon associated WIth each land use
"Pass-by" trIpS represent those dnvers already on the roadway who, upon seeing the studIed land
use, elect to stop there and then continue on their way to their final destination. Because these
trips are not specifically onented to the study SIte, they are not conSIdered "new" tnps generated
by the project on the roadway, but rather, are opportumstIc "pass-by" tnps.
As Table 1 shows, on an a.m. peak-hour, p.m. peak-hour, or daily basis, the proposed land use IS
expected to generate fewer new tnps than dId the existing land use.

Conclusion
GIVen the tnp generation analysis shown in Table 1, it is the opinion of thIS firm that the
proposed retail buildmg will not generate trIpS m excess of those histoncally associated with thIS
