Per our submission of November 19, 2003, we were requested to Imtlate a letter dated
November 20, 2003 for the vanance of the buildmg height for the elevator eqUipment
room and the stair through the roof Per your request of December 16, 2003, we are
submlttmg a narrative explammg your height ltmltatlOns and exceptIons No 3a-g.
We are requestmg a height exceptIOn for the elevator shaft and statr There IS no adverse
effect on the adJolmng buildmg which IS a three-story structure or on the east Side of the
bUlldmg smce the buIlding stair and elevator face west and the canal and FP&L
easement. The adJOImng buddmg IS owned b the same developer ThIS buddmg
footpnnt was approved when the first building was site plan approved and budt. There
will be no shadows that will affect the surroundmg areas. The height exception IS
requlfed to allow the ovemde of the elevator and the stamng will allow access to the roof
for alc mamtenance. The height of the statr and elevator shaft will enhance the extenor
design of the buildmg by providing an entrance feature that IS both conservative m deSign
and functIOnal. These features face west across the canal to an additional three-story
office building. Commercial zomng surrounds the entlfe land area of thIS proJect.
Therefore, we are requestmg thiS height vanance, as It does not affect any adJoming
structure or any adJolmng land areas which are all zoned commercial.

structure, we need to apply for a varIance for the elevator eqUIpment room and staIr that
goes through the roof ThIS element occurs only at the entrance to the bUIldIng and has a
maximum heIght to the ndge of the roof of Fifty-Five Feet (55') Please place us on the
agenda so that we can process the vanance along WIth our SIte plan approval.
