Enclosed is the Development Order granted by the City Commission on February 3, 2004 for Conditional Use/Site Plan
approval to construct a 29,419-square foot, two (2) story office building. This approval is valid for one year from the date of
final approval. In order to maintain vested status, a building permit must be secured or an extension granted witlnn one year of
final site plan approval.
To continue this project through the development process, please revise relevant pages of your approved site plan to
incorporate all conditions of approval as applicable. A copy of the Development Order, including these conditions, must
accompany the submission of the fully amended site plan set. The person managing your pernnt applications should be made
aware of any additional documents and third party letters listed in the conditions of approval that need to be submitted with
your permit package.
The Building Division is committed to speedy and efficient completIon of the buildmg permit process for your project.
However, please note that failure to meet all applicable Development Order conditions in the submitted plan set may produce
unnecessary delays in permit Issuance. A thorough review will be conducted by the Plan Review Analyst and if the necessary
documentation is not attached and/or the plans are not amended to reflect all of the approval conditions, the plans will be
returned to the applicant for correction and re-submittal before the permit is further processed. Feel free to contact any TRC
member for additional clarification of comments.
Imoortant: If you plan to introduce any changes to your approved site plan beyond those required by conditions of approval,
please contact our staff for a review before submitting a permit package to the Building Division.
A. copy of the complete Development Order and A.mended Site Plans reflecting the ((Conditions of Approval" must be
submitted to the Building Department along with the first permit request to avoid any delays in the processing of your
permit.

Development He attempted to superimpose the recently

Commercial Development. Mr. Annunziato discovered that all

Commercial Development, and land use and development adja-

Eowever, if Tradewinds is successful in its lawsuit against
the City, the land use and zoning for the property to the
Lorth would change to accommodate the Woolbright Place

Mr. iCheney went oil to say the mall is 1,3'00,000 square feet; if
anyqne was knowledgeable of construction costs, he could make a
jtid~ent of the value, plus it would have to be adjusted to all
o~ ~he formulas ibvolved with the state statutes relative to
taki~g that value! and putting it on the tax roll. Being a large
project, it will !:>bviously have a large impact, he stated, and
added that Motorola is on the tax roll as ~f December 31, 1983,
befdre they had begun to move people into the plant, but when
they were substantially completed They are on the tax roll now
at $il, 000,000 Motorolli is about one-third or one-fourth of the
square footage of the mall When a statemen~ was made that the
figu~e might approach the $50,~OO,OOO range, Mr Cheney replied

Mr ~imon Ryder of 2379 S.W 13 Avenue said he would like to
expand on what has been said regarding future tax base increases
He serves on the Planning and Zoning Board and has for about 10
years He noted that this past year has seen a good deal of
growth, both resiqientially and commercial,ly, in office buildings,
warehouses, the Pylon development o~ Wool~ight and 1-95 and
possibly a hotel 1nd restaurant With regard to the mall, there
