receipt whereof by Grantor is hereby acknowledged, Grantor does
hereby grant, bargain, sell, alien, remise, release, convey, and
quitclaim unto Grantee all of Grantor's right, title, interest,
if any, in and to that certain real property lying and being in
Palm Beach County, Florida, and more particularly described as:
That part of the 10 foot street right of way as shown
on the Plat of North Boynton, being a subdivision by
Robert S. Merritt, recorded in Plat Book 1, Page 68 of
the Public Records of Palm Beach County, Florida,
bounded as follows:
On the South by the North line of Lot 12 of said Plat
of North Boynton; on the East by the Northerly
extension of the east line of said Lot 12; on the North
by a line 10.00 feet North of and parallel with the
North line of said Lot 12; and on the West by a line
8.00 feet East of and parallel with the West line of
said Lot 12.
Together with the North 10.0 feet of the West 39.19
feet of Lot 10, Plat of Dewey's Subdivision as recorded
in Plat Book 1, Page 37, of the Public Records of Palm
Beach County, Florida.
This is a non-exclusive easement for public utility
purposes and Grantor reserves the right to use this
property for other purposes and to grant easements for
other purposes to other parties.
Subj ect to restrictions, reservations, easements and
limitations of record, zoning and/or other prohibitions
imposed by governmental authority and taxes subsequent
to December 31, 1992.
TO HAVE AND TO HOLD the same in fee simple forever, together
with all the tenements, hereditaments, and appurtenances
thereunto belonging or in anywise appertaining.
