In response to your request for the administrative review and approval of the modifications proposed to
the above-referenced, approved site plan, please be informed that the changes as shown on the revised
plans date stamped 02/05/02 are "minor", as defined within the Land Development Regulations,
Chapter 4- Site Plan Review
This project may continue to be processed by the Building Division as a permit application subject to
the following conditions:
1 The single-faced entrance signs proposed on the front walls must comply with Chapter 21, Article
IV.D (the wall cannot exceed six (6) feet in height);
2. If the scope of the project demands removal of plant material then such plant material must be
relocated to an area subject to approval ofthe City Forester
Be advised that the proposed changes may require a modification to the building permit. Please

llns letter is intended to clarify my confusion regarding landscape berms and buffers at Alta
Chase a5 well as to offer you strong assurance of our good faith and plans to install these
berms and buffers at Alto. Chase,
During the site plan approyol process, we met with residents of Lcisureville on a number of
occasions. The topic of drainage carne up <::onsistently at these various meetings and it =s
immediately dear to me that all of the neighbors ilDmediately contiguous to our property
had coneerns with respect to flooding and any adverse impacts that our development 'Would
have upon their homes. It also became clear to me that residents on the other SIde of the
canal wanted a landscape buffer between our apartment buildings and our westem property
boU11dary along the canal, On behalf of our company, I readily agreed that we would extend
the landscaped berm which runs north/south between the existing lake serving Woolbright
Pkce P U.D. and Lcisureville that stops approximately 50 feet north of out property
boundary to ow: property bounchty along its northwestern faeet then doglegging to the west
along our northern property boundary all the way to the canal. I further agreed that this
berm would average 3 feet in height and that its average elevation could vary trom 2' 6" to 3'
6" to create some visual interest in this berm element. Apparently, in 1999, we had a storm
with heavier rainfall than is forecast under the 100-year condition, and .s . result, some of
the homes in Leisureville, which back up the Woolbright Place P U.D. retention lake,
expenenced some level of flooding. These residents explained that water flowed to the
berm, which served as a sort of levy protecting Lcisureville homes from this flooding, south
to the terminus of the berm and then It flowed in a nottherly and westerly direcrion into
their backyards and submerged a number of parios in Leisureville. 'fheir hope is that by
continuing this berm along our northwesterly property boundaries to the canal, we will keep
flood waters from the P U,D, lake away trom Leisureville and direet it into the canal in the
even! of another severe thunderstorm,

We sympathi2e with our neighbors' conc:erns with re.pect to their feus of flooding and with
regard to their preference for a landscaped buffer to cleu views of our apartment buildings,
Again, I promised in good faith, to extend this benn and to install a landscape buffer along
our wesrem property boundary I have never forgotten this promise, nor have I ever
waivered from my cornroitn>.ent to fulffil it. We have not started this wotk yet fot very good
reasons. Part of the berm which we will construct lies within an FPL easement and we have
had ongoing discussions with FPL about the best way to route this benn as to ""i,.,i",i'e
impacts 00 FPL in terros of its ability to access these poles for maintenance purposes, We
expect to agree upon a path for this berm soon and will promptly commence construction
thereof. With tespect to the portion of the benn which is off site, we do not need any
special permission ro construct it as it does lie on land which is patt of the common area
associated with this P,UD. of which we are a member. Further, our landscape plans have
not been approved at this point in rime and, therefore, We :u:e unable to commence planting
of the landscape buffer. I assure you that we have concluded that it is in our best interest to
do so sooner rather than later and will do so at the earliest r=002.ble date, Construction
schedules are moving targets; howevex, if 1 were forced to venture a guess, I would suggest
that this work would be completed early in the first quarter of 2002.
I hope this letter serves to eliminate any confusion Leisureville residents mJlY have and
certainly any doubt they mJlY harbor with respect to our commitment to doillg the right
thing. Please feel free to share tlno letter with any I.cisureville residents that contact you with

First, we have added a sand volleyball routt in the are. next to the putting green, I have
included a sketch of the volleyball court that was provided bv our hardseape designer.,
Glatting Jackson. A. you can see from the sketeb, we will be providing landscaping alOWld
the court and a seating area for onlookers. You will note that we have reduced the size of
the putting green in order to accommodate both features in thi, ate.. We feel that the
modified putting green is s\1fficiently ,ized for this property and the project i$ better sc.tVed
by the combination of these NlO amenities in lieu of one,larger-.ized putting green.
In addition to the above change, we have eliminated the jogging trail along the outer
perimeter of the property The Lake Worth Drainage DistricI required a lake maintenance
casement which was in conflict with the location of the Jogging trail, Due to the required

Drainage District Easement, it was necessary to eliminate the jogging trail along the perimeter of the
property The pool area, picnic area and newly added tot lot have been designed and are incorporated
in this revised site plan.
In the approved site plan, the project signage was located at the entrance in a central median. We have
changed the entrance signage to include two signs, one on each side of the entrance. I have included
an elevation of the signs to illustrate.
The additional minor changes noted in Kilday & Associate's memo are generally a result of site
constraints and conditions in the field.

As we have previously discussed, this letter is to inform you of the proposed site plan changes to the
Aha Chase project. More specifically, we want to apprise you of revisions to the project's amenity
features, which we feel improve the overall amenity package. I have included a copy of the revised
site plan for your review
First, we have added a sand volleyball court in the area next to the putting green. I have included a
sketch of the volleyball court that was provided by our hardscape designers, Glatting Jackson. As
you can see from the sketch, we will be providing landscaping around the court and a seating area
for onlookers. You will note that we have reduced the size of the putting green in order to
accommodate both features in this area. We feel that the modified putting green is sufficiently sized
for this property and the project is better served by the combination of these two amenities in lieu of
one, larger-sized putting green.
In addition to the above change, we have eliminated the mulched path along the outer perimeter of
the property The Lake Worth Drainage District required Wood Partners to grant LWDD a
maintenance easement along 35' of the property's E-4 canal frontage. The terms of the easement
prohibit the jogging trail.
It is our opinion this overall change enhances the amenity package and we are presenting it to you in
