In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed change regarding removing
the existing CBS wall and replacing it with vegetative screen planting is "minor", as defined within the
Land Development Regulations, Chapter 4- Site Plan Review
In order for the minor modification to be processed, a site plan or survey clearly indicating the wall
location and a detail of the intended landscaping for the area must be submitted. Please provide four (4)

After preliminary review of the submitted documentation for the above mentioned project, I have
determined that this can be reviewed as a minor modification. The compatibility of the site and
adjacent zoning districts, along with the existence of chain link fencing on the adjacent
properties, warrants the removal of the dilapidated CBS wall along the north property line, as
requested by the applicant. The application mentioned a vegetative screen planting would be
replacing the wall. The approval process should involve a review of a full size surveyor site
plan with the wall location and a detail of the intended landscape plan for that area. Aside from
an unmarked survey, plans with this information have not been submitted.

Minor site plan modification
Dear Sir.
I am writing this as a request for a minor site plan modification to remove this eyesore on the
north side of the Mall. This fence is approximately 25 years old and is disintegrating badly [have looked
into having it repaired but all indications are that it is not economically feasible. This fence also serves no
purpose. There is another chain link fence with barbwire that is right next to it that belongs to the body and
paint shop to the north. Next to that is another chain link fence that belongs to the Storage Company These
fences are to keep people off of their property and nothing to do with the shopping center.
r would like to remove this fence and replace it with landscaping. This runs behind the shopping
center and serves primariiy as a service access to the property and of course is also a fire route.
I have enclosed a survey of the north border with my notations and a check for $100. To cover the
fee.
