7 Please see attached utilities plan (added sheet) including proposed
hydrant location. Per Steve Gale, the existing gates are fine since
they will simply remove the gate lock in case of an emergency

8. With all due respect, I did not feel that additional survey work
outside of the property was warranted for this simple addition. We
are maintaining the same finish floor elevation as the adjacent
structure and we are not performing any improvements adjacent to
the neighboring parcels.
9. The site lighting for this project is already existing per sheet 101
The site plan shows the two (2) light poles, which should satisfy the
photometrics requirements for additional paving to the east. If a
photometrics test warrants the addition of a wall pack on the new
addition, we shall coordinate at the appropriate time.
10 The site plan, sheet 101, shows all required striping for the
additional spaces and the loading zone. No new signage is
required.
11 In our pre-application meeting with Ms. Lusia Galav and Mr Jose
Alfaro, we were told that we should not have to conform to the
island and curbing requirements since this was an existing
condition in an industrial zone.

1 Revise your plans incorporating all comments listed herein, including the addition of

4 Fire flow calculations will be required demonstrating the City Code
requirement of 1,500 g.p.m. as stated in LDR Chap. 6, Art. IV, Sec. 16, or the

CODE Sec. 26-16(a)).
SPECIFIC CONDITIONS
5 LDR Chap. 6, Art. IV, Sec. 16 requires that all points on each building will
be within 200 feet of an existing or proposed fire hydrant. Please demonstrate
that the plan meets this condition, bv showing all hvdrants.
6. The waste stream from the manufacturing process or the use of hazardous
materials (paint) must meet the City's pretreatment requirements. If one is not
present on this site, a sampling point must be provided to allow monitoring of
this waste stream (refer to CODE Sec. 26-143, Sec. 26-147).

13 Add a labeled symbol to the site plan drawing that represents and delineates
the path of travel for the accessible route that is required between the
accessible parking spaces and the accessible entrance doors to the building.
The symbol shall start at the accessible parking spaces and terminate at the
accessible entrance doors to the building. The symbol shall represent the
location of the path of travel, not the location of the detectable warning or
other pavement markings that are required to be installed along the path. The
location of the accessible path shall not compel the user to travel in a
drive/lane area that is located behind parked vehicles. Identify on the plan the
width of the accessible route. (Note: The minimum width required by the
code is forty-four (44) inches). Add text to the drawing that would indicate
that the symbol represents the accessible route and the route is designed in
compliance with Section 4.3 (Accessible Route) and 4.6 (Parking and
Passenger Loading Zones) of the Florida Accessibility Code for Building
Construction. Please note that at time of permit review, the applicant shall
provide detailed documentation on the plans that will verifv that the

accessible route is in compliance with the regulations specified in the Florida
Accessibility Code for Building Construction. This documentation shall
include, but not be limited to, providing finish grade elevations along the path
of travel.
14. The design professional-of-record for the project shall add the following text
to the site data. "The proposed finish floor elevation _NGVD
is above the highest 100-year base flood elevation applicable to the building
site, as determined by the South Florida Water Management District's surface
water management construction development regulations."
15 From the FIRM map, identify in the site data the title of the flood zone that
the building is located within. Where applicable, specify the base flood
elevation. If there is no base flood elevation, indicate that on the plans.
16. As required by Chapter 4, section 7 of the Land Development Regulations,
submit a floor plan drawing. The building plans are not being reviewed for
compliance with the applicable building codes. Therefore, add the words
"Floor plan layout is conceptual" below the drawing titled Floor Plan. Add to
the floor plan drawing a labeled symbol that identifies the location of the
handicap accessible entrance doors to the building. The location of the doors
shall match the location ofthe accessible entrance doors that are depicted on
the site plan drawing.
17 As required by Chapter 4, section 7 of the Land Development Regulations,
submit elevation view drawings of the building. Dimension on the drawing
the overall height of the building. The overall height of a building shall be
measured from finish grade to the highest point of the roof or parapet wall.
The overall height ofthe building shall not exceed the height limitations of
the Zoning Code.
18. Add to the site plan drawing all existing easements that are shown on the
survey Also, add all proposed easements. The location, type and size of the
easement(s) shall be shown and identified on the site plan. Where applicable,
amend the plans so that structures do not encroach into an easement.
19 Place a note on the elevation view drawings indicating that the wall openings
and wall construction comply with Table 600 of the 1997 edition of the
Standard Building Code.
20. The occupancy classification shall be as defined in the 1997 edition of the
Standard Building Code, including the Boynton Beach Amendments to the
Building Code (Ordinance #99-16). 'Note on site plan and floor plan.
21 Indicate on the site plan, within the floor area of the new and existing
buildings, the primary use of the structures/facilities.

23 IdentifY on the site plan drawing the actual distance that the building is set
back from the north, east, south and west property lines. Please note that
overhangs, covered walkways, canopies, awnings or other appurtenances that
are attached to the building shall be considered when identifying building
setbacks. Therefore, identify on the plans the width of the proposed
overhangs, covered walkways, canopies, awnings, and/or other roofed areas
that extend out beyond the main walls of the building. The building setbacks
shall complv with setback regulations specified in the Zoning Code.
24. To verify that the proposed building is in compliance with the applicable
building setbacks, show and dimension on the site plan the width of the
building overhang. Also, identify the size or width of the covered walkways,
awnings, canopies and/or other roofed areas that extend out beyond the main
walls of the building.
25 At time of permit review, submit signed and sealed working drawings of the
prooosed construction.
26. On the floor plan drawing, identifY the location of the mechanical room and
electric room, if aoolicable.
27 The applicant has shown no interior improvements to the floor plan. It will be
assumed that this proposed addition shall be a shell building and separate
permits shall be required for interior improvements.
