Please accept this letter; along with our site plan approval package prepared by Ahrens
Companies; in order to clarifY a few issues of concern on this project.
Our business is a paint and body shop only, with no mechanical repairs performed on the
premises. The types of materials used are all non-hazardous as detailed in our
environmental review application.
Regarding our loading zone requirement, we are requesting a smaller space that is equal
to the size ofa standard parking stall (9'0" wide X 18'0" deep) per the recommendation
of Ms. Lusia Galav We do not have any large delivery vehicles coming to our property
(no larger than UPS truck). Normally, pick-ups and deliveries are coordinated via a
standard pick-up truck. Also we often travel to pick up our own parts and accessories.

Drainage Statement
For
The Ideal Paint & Body Inc. Building, Boynton Beach, Florida
The proposed drainage system for The Ideal Paint & Body Inc. Building located at Tract
A, Boynton Industrial Park, in Boynton Beach, Florida, consists of a dry retention area,
with the bottom elevation of 14 7 feet NGVD for the dry retention area, which is 0.8 feet
below the minimum road/parking area elevation.
According to the Soil Survey of Palm Beach County Area, Florida the soils are Pomello
fine sand in the eastern portion of the site where the addition and retention area are
located. This mapping unit consists of nearly level to gently sloping, moderately well
drained, deep sandy soils that has a dark, weakly cemented layer below a depth of 30
inches. The depth to the water table is generally 24 to 40 inches below the surface in the
wet season. Based on available data, the apparent wet season water table is approximately
elevation 9 0 feet N. G. V D
The eastern portion of the subject parcel is within flood zone "c" The Minimum Finish
Floor Elevation of 17 14 feet N. G. V D is above the 100 year FEMA flood elevation of
II 0 feet N. G V D for nearby areas.
The minimum parking lot grade of 158 feet N. G. V D is above the 3 year- I-hour
storm elevation, after reducing the required volume by 50% for onsite dry retention, in
accordance with South Florida Water Management District criteria.
Storm drainage calculations are in conformance with the South Florida Water
Management District minimum requirements for water quality in accordance with the
South Florida Water Management District Storm drainage Manual IV and the criteria
approved for construction of the existing onsite improvements by the City of Boynton
Beach Engineering Department.

This applicant is seeking approval for a 1,600 square foot building addition to an existing
6,614 square foot auto paint and body shop facility. (1,400 S.F offices + 5,214 S.F
shop). The new total square footage shall be 8,214 S.F (1,400 S.F offices + 6,814 S.F
shop area).
Per the Official Daily Trip Generation Rate, an auto repair facility generates 25.4 trips
per day per 1,000 square feet, which generates 173 trips for 8,214 S.F., including the 17%
pass-by discount.
Since the 173 trips generated are under the minimum requirement of 200 trips per day, a
traffic report is not required for this project.
