Dear Ms. Hargrove:
In response to your request for the administrative review and approval of the modifications
proposed to the above-referenced, approved site plan, please be informed that the proposed
parking lot improvements as shown on the revised plans date stamped 04/24/0 I are "minor", as
defined within the Land Development Regulations, Chapter 4- Site Plan Review
This project may continue to be processed by the Building Division as a permit application
subject to the following condition(s):
The six (6) new 900 parking spaces shall include wheelstops, be at least 9 feet wide and 18
feet in length, and conform to City standards drawing # B-900 12. No new parking spaces
may encroach into the drive aisles;
2. The removal and/or replacement of tree and plant material is subject to City Forester review;
3 On the landscape plan, substitute the three (3) Mahogany trees proposed along the rear
property line with Live Oaks trees;
4 All proposed signage shall be reviewed separately from the paving and drainage permit and
must be approved by the Planning & Zoning Division;
5 All fayade and exterior building improvements shall be reviewed separately from the paving
and drainage permit and must be approved by the Planning & Zoning.

Dear Ms. Hargrove;
Due to recent events associated with access issues to your site located at 310 S.
Federal Highway, we are forced to revoke permit 01-1708 to pave a parking lot in the
rear of this site. In accordance with Chapter 1, section103.4.2 of the Boynton Beach
Amendments to the Standard Building Code, this permit would cause a violation of
our code provisions. Without a recorded cross access agreement for the existing
entry through adjacent property, or dedicated access from Federal Highway, the City
cannot permit the construction of a parking area. Any additional permits triggered by
the paving permit, I.e., electrical and landscape/irrigation, will no longer be required.
Voiding the parking permit will also expedite issuance of your Certificate of
Completion, which can then be issued once all interior permits have been completed.
We will be issuing you a full refund of the $160 fee paid for this permit.
City Commission has recently passed a fee-in-Iieu of Parking ordinance, which
encompasses the area your property is located in. This ordinance permits sites under
renovation in the Central Business District to offset parking requirements and
associated site improvements by contributing to a City parking fund. The first year of
this ordinance waves all fees. You will not be required to make any payment to the
City nor will you be required to provide any parking on your site.
If you are able to obtain either a cross access agreement with an adjacent property,
or access directly from Federal Highway, we would be happy to reconsider your
application for a paved parking lot.

Dear Gentlemen:
Marketing Innovations, Inc. (Lisa Hargrove, President) recently purchased the existing office
building at the subject address in Boynton Beach. They desire to enlarge the present
parking facilities for the property, to provide for their parking needs. Although they are
renovating the interior of the building, they are not planning any modification to the building
size. We are requesting review and approval as a Minor Site Plan Revision.
Attached are 3 copies of the site plan/construcliOl1 plan for the parking lot Also attached
are 3 copies of "Stormwater Management Plan" for the proposed improvements.
The existing building was built some time in the past, and was most recently occupied and
used by the seller We assume that they had an Occupational License from the City for their
business at this address. We are requesting an abbreviated review and approval process

1- EXECUTIVE SUMMARY
The Marketing Innovations Office Parking Lot Addition Project is a proposed parking lot pavement addition
of 3,967 sf of pavement to an existing office building site at 310 and 312 So. Dixie Highway The project
site lies within the incorporated limits of City of Boynton Beach, Florida. The site is a 128' x 76' parcel,
approximately 0.2 acres, and lies within Section 27, Township 43, Range 45 of Palm Beach County
The existing building will have interior renovations done, but the building footprint will not change. The
existing parking lot paved area ( 795 sf) will be added to, in order to provide additional parking that is
needed for the Marketing Innovations business operation (offices only).
The project is designed to meet all appropriate requirements of the South Florida Water Management
District (SFWMD) and the Conditions of operation of the Master Stormwater System of the City of Boynton
Beach.
By the above Master system, already accepts uncontrolled runoff from this site. This project will provide
water quality detention storage for the first inch of rainfall on the new pavement area only
Public utility water and sewer service to the existing building is provided by the City of Boynton Beach
Utilities system.
