Dumpster Enclosure: In accordance with Chapter 9, Section 10, E., the c.B.S. wall six (6) feet in height shall be painted to match the color of the principle building (preferably Sherwin Williams #2045); 3 Pursuant to Chapter 7.5, Article II, Section 5.J., accent shrubs will be required along the screen wall of the dumpster enclosure. The plant material used shall be subject to the City Forester's review and approval. Be advised that the proposed changes may require a modification to the building permit. The City is pleased that the property owner wants to continue to invest in the future and economic growth of the City Regarding your changes, I am confident that you will submit a quality plan, consistent with the design standards that we discussed in our last meeting. Shortly after our meeting, I spoke to the Planning Director, Mike Rumpf, regarding the proposed changes to the Shell Gas Station site. Per the Planning Director's request, please change the accent "squares" located above the awning, into accent "diamonds" in conjunction with score lines that match the score lines found in the adjacent shopping center In addition, if economically feasible, we respectfully request that these accent marks and score lines be continued from the front fa<;:ade to the side walls. In conclusion, it is staff's determination that although the gas station is separate from shopping center, common architectural elements between the buildings, such as accent diamonds and score lines will provide continuity and comprehensive cohesion between the sites. Attached, are three (3) copies of the front elevation that you provided us. Hopefully, you will be able to understand the design that we are trying to achieve from these faxed copies. Congress Avenue Boynton Beach, FL 33435 Dear Mr. Rumpf, On behalf of Motiva Enterprises, LLC, the owners of the above-captioned property, we hereby request your consideration of our request for a minor site plan modification. The proposed modifications consist of remodeling the building's interior to convert the three (3) automotive repair bays to a convenience store and renovating the building's exterior facade to create an architectural theme which is more compatible with that of the surrounding properties. The site footprint will not change, and any exterior site modifications will be restricted only to those imposed by the City as a condition of site plan approval. We met with Eric Johnson last week to review the project and to solicit the City's input. We have complied with the few minor suggestions Eric made on behalf of the City, and I believe Eric would agree that the proposed modifications will be a major improvement to the property The zoning classification for this property is C-3, and the parking requirement for the proposed 1900 s.t: convenience store is 10 spaces (I space per 200 s.t: gross floor area). The proposed site plan reflects eleven (11) parking spaces provided, including one (I) handicap-accessible space. The existing landscaping at this facility is in excellent condition. Motiva Enterprises has agreed to install additional hedges at the northwest planter area in the rear of the station to complete the row of hedges bordering the perimeter of the property Additional plantings will be provided on three (3) sides of the trash enclosure to meet the City's current code. Motiva Enterprises would like to obtain site plan approval and building permits and to complete these renovations before the year's end. Your staff has been very responsive !
