Facilities function more as temporary residences than short-term lodging. Typically, a mix of 100 to 175 furnished studio and one-bedroom suite units are provided, along with the following project features: Coin operated laundry within a common area; fitness center, or, alternatively, local health club privileges; swimming pool, and conference room fro smaI1 business meetings. In addition, some facilities provide a complimentmy daily continental breakfast and/or nigbtly happy hour, and dry-cleaning and grocery-store shopping service. Units, oriented primarily to business clientele, contain features not normally associated with the needs of tourist guests, including: kitchen or kitchenette, including microwave oven; desk; double telephone lines, with local calls at no charge; personalized voice mail; VCR and CD player, bulleting board; iron and ironing boatd; and extra chair(s) for in-room meetings. The extra costs associated with the above features are offset by a smaller staff (typically 6 to 10 workers) and weekly versus daily maid service. Typically, a guest at an Extended-Stay Hotel is a visiting worker or independent consultant, team of workers or people in transition who need a place to temporarily reside prior to relocating to a permanent residence. Facilities provide an alternative for those guests who desire neither an apartment lease nor high nightly rates of a more conventional hotel. Rents are nonna1ly available on either a nightly or weekly basis. However, less than 20% of the guests tend to be registered for a single night; rather, the normal stay ranges from one to two weeks in duration. On a national basis, rents range from $150 to $550 per week, depending upon location and classification (i.e. economy or moderate-priced). (2) lOa units or more in size; (3) unit type (studio and one-bedroom units); and (4) include kitchens in the \Inns. An additional facility (Extended Stay America) is planned; however, due to a lengthy approval process. It may be several years before this facility is constructed. Intensity. At a FAR. of 0.33 to 0 45, potential gross building area is estimated at 37,375 sq.ft. to 50.965 sq.ft.. It is concluded that a budget or mid-range variety, as opposed to an upper-end Extended-Stay Hotel facility is most appropriate for the Subject Site for the following reasons: The unmediate SUlTOunding area of the Subject Site, particularly to the east, is less supportive ofa lu!;h-end facility than it is a budget or mid-range facility 2. The Subject Site is fairly narrow and is not conducive to the provision of extensive project amenities such as a large swimming pool. 3 -\lthough there are several industriallbusiness facilities in the vicinity, most are located at the ~xtrerrutles of the 5.roile site radius. It is concluded that a budget or mid-range concept is better oriented to offset the potential development of addi!lon3.1 oompetitive facilities, particularly in the Boca Raton area.
