Pursuant to your letter dated June 25, 2001, the Coastal Towers Board of Directors is in
agreement with the City, regarding the amendments necessary to issue our Fence Permit
for the installation of the fence along SE 6th Street
The amendments are as foIlows:
I) Locating the fence 10 feet east of the east edge of the existing pavement
2) Location of wastewater line by the City, prior to the fence instaIlation.

3) Allowing Costal Towers to landscape on the outside, rather than inside of the new
fence, once installed,
When the permit is ready to be issued, please contact Gatemasters directly, and allow
them to pick up the permit

Dear Mr. Walsh:
Subsequent to our telecons the week of June 4th regarding your condominium's applications for
resurfacing and installation of perimeter fencing, you were advised that the City would issue the permit
on the resurfacing shortly and that is was still reviewing the application for the fence. The permit for the
resurfacing was issued, however the application for the fencing was misplaced. I advised Mrs. Ann
Reutzel of this issue last week, and I apologize for this occurrence.
In reviewing your documentation for the location of the proposed fence along SE 6th Street, I have found
the plan lacking the existing roadway conditions of SE 6th Street to correctz locate said fence. Three
feet offset from what looks like the existing east edge of pavement of SE 6 Street is unacceptable and
violates the City's use of the west twenty feet of the property via adverse possession for street and utility
purposes.
We are attaching a copy of that portion of submitted documentation reflecting that the fence be located
20 feet east of the centerline of SE 6th Street or 10 feet east of the east edge of existing pavement. This
will place the proposed fencing approximately at the existing edge of the condominium parking facing
along the street. You are also advised that the proposed fence will also be within 3 Yz feet of an existing
major wastewater collection system that is approximately 14 feet deep in the east side SE 6th Street. Any
future emergency or necessary repairs to said wastewater collection system will affect the proposed
fence, and will not be the responsibility of the City If you wish, this wastewater line will be lo.cated by

Dear Mr. Wanamaker'
In response to your request for the administrative review and approval of the modifications proposed
to the above-referenced, approved site plan, please be informed that the proposed fence and gated
entrance as shown on the revised plans date stamped 03/22/01 is "minor", as defined within the Land
Development Regulations, Chapter 4- Site Plan Review
This project may continue to be processed by the Building Division as a permit application subject to
the following condition(s):
I. The proposed fence must match (design and material) the existing fence along the north property
line along Ocean Avenue;
2. The six (6) new 900 parking spaces shall be at least 9 feet wide and 18 feet in length and all
spaces (including the parallel space) must conform to City standards drawing # B-90012. No new
parking spaces may encroach into the drive aisle;
3. If the scope of the project demands that trees and other plant material are to be removed, then all
attempts should be made to salvage the trees and plant material in order to mitigate the loss of
such plant removal. The removal and/or replacement of such plant material is subject to City
Forester review All new plant material, such as the lxora hedge is subject to City Forester
approval;
4 The location of the monument sign shall be at least 10 feet from the western edge of the
landscaped median. The proposed sign must be reviewed separately from the fence permit and
must be approved by Planning & Zoning Division prior to the issuance of a sign permit.
Be advised that the proposed change may require a modification to the building permit. Please contact

The above referenced request for a minor site plan modification was received on March 22, 2001 The subject
property is located south of East Ocean Avenue and east of Southeast 6th Avenue on lots 53 and 54 of Dewey's
Subdivision, more particularly described as 730 East Ocean Avenue. The property is zoned R-3. According to
the applicant, there are five individual multi-family buildings, consisting of 125 units.
The applicant proposes to build a fence 6 feet in height along the west property line. This fence will connect to
an existing fence located along East Ocean Avenue. The proposed modifications include fencing off the parking
lot, the construction of a basic guard-gate, a rollout gate at the entrance/exit driveway, and four (4) new parking
spaces.
This project may not continue to be processed by the Building Division as a permit application because of the
following issues:
1 Under the most lenient scenario, according to the applicant, the property contains a total of 125 units
(efficiency and one-bedroom). Pursuant to current code, the site requires 187.5 parking spaces but only
provides 172 parking spaces. This is considered a non-conforming site.
The construction of the fence will utilize twelve additional parking spaces. Despite adding four (4) parking
spaces in a different location, the overall change will result in a net loss of eight (8) parking spaces. This
project will require major site plan review because the proposed changes reduces the provided number of
parking spaces below the required number of parking spaces (Chapter 4, Section 9 B.2.).
2. The proposed width of the entrance/exit drive exceeds the maximum allowable width (32 feet) of the drive
at the right-of-way line (Chapter 23, Section 7, Article II, H.l ).
3 The plan does not adequately indicate directional arrows, stop signs at exits, and internal traffic signs
(Chapter 23, Section 7, Article II, B.l ).
4 Provide a safe and unobstructed space of eighteen (18) feet in length between the side of a parking stall and
the access aisle (Chapter 23, Section 7, Article II, H.4.b.).
5 Parking stalls shall be delineated by double-line, painted stripes where parking stalls abut each other, which
shall comply with city standards (Chapter 23, Section 7, Article II, L.).
6. Provide the typical dimensions and striping detail (City standards drawing # B-90012) for the new parking
spaces.

Dear Sir:
We are applying for a permit to install a fence along 6th St.
as well as have our Condo a Gated Community.
Due to the construction of the New Ocean ~ve. Bridge we have
lost two (2) Entrance/Exits, we continually have to put up
with the public parking in our lot due to lack of local
parking. It is important for the safety and security of our
residents.
We have realigned our parking lot and added additional parking
south of the 740 Bldg. to compensate for the spaces lost in
thlO gated area.
The existing hedge will be removed and relandscaped with Exora
plants to enhance the beauty of Ocean Ave.
We request a three (3) foot setback back from the asphalt road
to follow the line of our lamp pole and tree line. As you can
see on the drawings, our property line extended to the center
of 6th St. and feel this should not be a problem. This fence
will be a six (6) foot high white matching fence to tie into
the new six ft, nine inch new fence on Ocean Ave.
This construction will be performed by Gate Masters, 6601 N.W.
15th ~ve., Ft. Lauderdale, FL.33309.
Coastal Towers has cooperative fully and hent over backwaro
during all the construction of the Bridge, and feel the city
should do all they can to assist us in quickly addressing
our problem and approve our permit.
