Enclosed is the City of Boynton Beach Development Order for Subdivision Master Plan approval
for 172 fee-simple townhouse units, granted on February 4, 2003, by the City Commission. Site
plan approval is valid for one year from the date of final approval. fu order to maintain vested
status, a building permit must be secured or an extension granted within one year of final site plan
approval.
To continue this project through the development process, please revise relevant pages of your
approved site plan to incorporate all conditions of approval as applicable. The full rectified site
plan set is to be submitted as part of your permit plan package to the Building Division. The
person managing your permit applications should be made aware of any additional documents
and third party letters listed in the conditions of approval that need to be submitted with your
permit package.
The Building Division is committed to speedy and efficient completion of the building permit
process for your project. However, please note that failure to meet all applicable development
order conditions in the submitted rectified plan set may produce unnecessary delays in permit
issuance. Feel free to contact any TRC member for additional clarification of comments(s).
ImDortant: If you plan to introduce any changes to your approved site plan over and above those
required by conditions of approval, please contact our staff before submitting a permit package
to the Building Division. All modifications to the site plan must be evaluated by our staff and
processed accordingly

I Water and sewer lines to be owned and operated by the City shall be included X
within utility easements. Please show all proposed easements on the
engineering drawings, using a minimum width of 12 feet. The easements
shall be dedicated via separate instrument to the City as stated in the Code,
Section 26-33(a),
2. Any trees proposed along the lateral canal (along the south property line) X
shall be installed starting equidistant from the water outfall conduit. The tree
spacing is to ensure that the root systems do not interfere with the
undenrround infrastructure proposed near the south-center of the site.

10 Because the detail of the pool area has been omitted from these drawings, the X
recreation area will require separate site plan review, subject to approval by
the Planning & Development Board and City Commission. Approval of the
site plan for the recreation area shall be required prior to the issuance of a
certificate of occunancv for the first townhouse building.

12, At the time of site plan review, if a fence is required around the pool / X
clubhouse area for safety purposes, provide a detail of the fence including its
dimensions, material, and color (Chapter 4, Section 7,D),

14 The elevations of the privacy wall shall include the exterior finish and X

restricting those townhouse owners from removing the trees in order to
oreserve the Duality and function of the buffer.
19 All future signage will require a major modification to the site plan, subject to X
review and approval of the Planning & Development Board and the City
Commission.
