Dear Mr. Halr:
In response to your request for the admimstratIve reVIew and approval ofthe modIficatIOns proposed
to the above-referenced, approved site plan, please be informed that proposed site and building
modIfications as shown on the revIsed plans dated stamped 01/07/03 and 04/07/03 are "mmor", as
defined withm the Land Development Regulations, Chapter 4- Site Plan Review.
Th1S project may continue to be processed by the Buildmg DIvision as a permIt applIcation subject to
the following conditIOns:
1. Parkmg lot stripmg shall be in conformance with CIty Standard Drawmgs B-9800 1 and B-900 13;
2. If the scope of the project demands removal of plant material then such plant matenal must be
relocated to an area subject to approval of the CIty Forester / EnVIronmentalIst.
3. The cross-hatched area (1,333 square feet) as shown on sheet 2 of26 WIll be "dead space" and
cannot be utilized for any operations, storage, or any other use. Area may still be reqUIred to
comply with Florida BUIldmg Code 2001 regulatIOns.
Be advised that the proposed change may require a modIfication to the bUIldmg permIt. Please

Per your request I have reviewed the above referenced plan, forwarded to me on December 23,2002
regarding the proposed minor modification to the site plan for East Coast Mechanical located on North
High Ridge Road
We have no objections to the proposed modifications and would like to request the following
o To the Parking detail(s) add' "Striping shall be in accordance with City Standard Drawings B-98001
and B-90013."
o Staff recommends bringing all handicap parking to current standards, but will defer this requirement
to the discretion of the Planning & Zoning staff Handicap parking on the south side of Building N-1
(Warehouse) and the east side of Building S-1 (Office) are lacking an accessible aisle or have an
accessible aisle of deficient width
o Provide certification that increased drainage demands created due to increased parking areas can be
adequately handled by on-site drainage systems If this cannot be provided a drainage plan in
accordance with the LOR, Chapter 4, Section 7 F and Chapter 6, Article IV, Section 5 shall be
provided In either case the certification or drainage plan shall be signed and sealed by a licensed
design professional

The scope of this project includes mmor site modifications and renovations to a portion of
an existing building located at 1500 North High Ridge Road, which are outlined below
Site modifications:
. Addition of 9 parking spaces and reconfiguring of three existing spaces, creating a
fully accessible parking stall The work creates approximately 995 square feet of
new impervious area to the site
. The construction of new planter structures and landscape islands
. Relocation of three palm trees
. Addition of two new trees
Building modifications:
